Alhaurín el Grande is unusual in this valley: one of its eleven registered population nuclei is Alhaurín Golf, built around a Severiano Ballesteros eighteen-hole layout and home to 288 residents. Buying here means choosing between that, a town centre of 18,235, and a campo holding 6,153 people.

Three products, and confusing them is the commonest mistake made here. Alhaurín Golf is detached housing arranged around an eighteen-hole course designed by Severiano Ballesteros, with a nine-hole par-three around the practice ground; it has a comparable set, a service structure and neighbours whose houses resemble each other, which makes it the most legible purchase in the municipality. The town centre is the opposite: 18,235 people in a dense Andalusian street pattern where a house shares walls, parking is a negotiation and the shops are on foot. The campo, with 6,153 residents recorded outside every nucleus, is a third market again, and the one where the legal work is longest.
The smaller nuclei complicate the picture in a useful way. Villafranco del Guadalhorce sits out on the valley floor with 770 residents; La Chichara has 305, La Paca 303, El Parral 282, El Zángano 224, and there are five smaller entries below those. Each is a real registered place with its own access, its own services and its own character, and none of them is what a portal means when it writes the municipality's name over a photograph. Ask which nucleus a listing is in before you ask anything about the house. In this municipality that single answer narrows the due diligence more than the number of bedrooms ever will.
What is actually on the market here
You are rarely bidding against another foreigner, and that surprises people. There were 6,440 foreign residents on the 2025 municipal register, the largest single origin the United Kingdom, but the operative word is residents: these are households who live here, whose children are at school here, and who sell when their life changes rather than when a market moves. The counterpart is a domestic market of Spanish families from the valley and from Málaga, and the two overlap far more than they do down on the coast.
The stock itself reflects that. Against 9,118 principal family dwellings recorded in 2021, the second-home layer is thin, and there is very little of the investor-owned apartment product that dominates a coastal municipality. What there is instead is a dense town centre, a golf-side nucleus with a comparable set, valley-floor settlements, and a very large campo of individually built houses. Competition, when it happens, is for the handful of properties that are genuinely legible: a legal file with nothing open, level usable ground, and a drive that works in both directions.

Spend a day in the town centre, a day at Alhaurín Golf and a day driving the campo before shortlisting anything. They share a town hall and almost nothing else: building type, parking, neighbours, service charges, the walk to a shop and the legal homework all differ. A house in the golf nucleus comes with an owners' structure behind it, so ask for the statutes, the last two years of accounts and the minutes before you offer. Establish who maintains the roads and the lighting, what the charge covers, whether golf membership is separate from the house, and whether any works are pending. None of that exists for a detached finca two kilometres away.

Verify the building against the Catastro
Have your lawyer put the escritura, the Catastro record and the building as it physically stands side by side, and account for every difference. On a plot with olive or citrus terraces, part of what is built may sit on ground recorded as agricultural, and additions made in stages rarely appear anywhere. A difference explained before an offer is a negotiation; the same difference found later is a stalled purchase.

Price the sierra crossing, not the map
Specific to Alhaurín el Grande
The Junta puts the town 29.6 kilometres from Málaga capital, but the number that governs daily life is the crossing of the sierra towards the coast. Drive it in both directions at the hours you would genuinely use, including after dark and in rain, before you decide that a house on the far side of the ridge from your work is workable. The map flatters this municipality.

Step 5
Make the licence answer a condition
Whatever you intend to change — a pool, a garage, an extension, a wall — should be put to the town hall before the arras contract, and the answer should be written into it as a condition. Buyers who reverse that order sign first and discover afterwards that the plan they bought the house for is not available. The seller loses nothing by waiting a fortnight; you lose the entire premise if you do not.
Alhaurín el Grande sits above Coín on the same inland stretch and below Las Lagunas de Mijas, and the sierra between the town and the sea explains most of the gap. On top of the agreed figure a resale carries the transfer tax Andalucía applies, the notary, the registry and your own lawyer, with the current rates confirmed in writing before you commit. Then the product decides the rest: inside the golf nucleus, a recurring service charge that a detached finca does not carry; out in the campo, a longer legal file, a private access and a water arrangement to inherit.

Is a finca on the sierra slope harder to buy?

Usually, and for reasons that have nothing to do with the view. A sloping plot raises questions a level one does not: how much of the ground is genuinely usable, whether the terracing is retained properly, where the water goes in a storm, whether the access track climbs at a gradient a delivery lorry will refuse, and whether any of the building sits on land the Catastro records differently. None of those are dealbreakers. All of them lengthen the file, and each should be answered before an offer rather than after a survey.
