Fifty-two places, read one at a time.

Janson Estate works across fifty-two named areas on the Costa del Sol, grouped into six stretches of coast that run west to east, from Sotogrande to Nerja. Each area page sets out what the place actually is, how it is built, who it suits — and what buying, selling or letting there involves.

How this coast is actually divided

The six groups below are working groups, not administrations. Five of them sit in the province of Málaga; Sotogrande straddles the Cádiz border, which is why a purchase there answers to a different provincial administration than one in Mijas. Within a group, an area may be a municipality in its own right, a village, a district of a larger town, or a single gated urbanisation.

That distinction decides more than it looks. The municipality is the body that levies the IBI, sets the plusvalía municipal and grants the building and first-occupation licences — so two neighbourhoods a few minutes apart can sit under different rules simply because a boundary runs between them. Where a page names a municipality, it names the one that actually holds the file.

Costa del Sol, the Golden Triangle and Marbella East are marketing regions. They are useful shorthand and they are not places: none of them has a boundary, a town hall or a tax rate. You will hear them in conversation here, but never as the subject of a page — every page below is about somewhere that exists on a map.

Not every area below carries a page for every service. Where a place has nothing of its own to say about letting or off-plan — no licence question particular to it, no seasonal pattern worth describing — the page simply does not exist. That is a decision, not an omission. A directory that covered every possible combination would be padding most of them, and you would have no way of telling which.
