Buying land or buying a home, in the same postcode

La Reserva is the sector of Sotogrande where a large part of what is offered is land rather than a finished house. The estate's developer currently markets Village Verde apartments alongside plots at The Collection, The Fifteen and The Seven, so the first decision here is whether you are buying a home or commissioning one.

La Reserva sits on the mountain side of the coast road and has no sea frontage. What it offers instead, it built: The Beach, with 2,800 square metres of sand around a man-made lagoon, open since the 2018 season; an adjoining sports lagoon of 17,000 square metres for kayak and paddleboard; and a racquet centre of five tennis and five glass-walled padel courts put up in 2017. The golf is an eighteen-hole championship course designed in 2003 by Cabell B. Robinson. For a buyer that is exactly the trade to weigh — a private facility set instead of a shoreline — and it is why a purchase here does not compare cleanly with an original villa plot in Sotogrande Costa.

The other half of the market is land, and land behaves differently. The Seven is a set of plots for seven villas, each to be designed by a different architect; The Collection and The Fifteen are also sold as plots. Buying ground inside a resort means the design controls, the build programme and the licence chain through the Ayuntamiento de San Roque become part of the purchase rather than a problem for later. Against that sits Village Verde: 124 apartments set in six hectares of parkland, each with two garage spaces, finished and datable. Choosing between the two is really choosing between a completion date and a construction period.

What is actually on the market in La Reserva

The offer divides in three. There are finished apartments, of which Village Verde is the clearest example at 124 units in six hectares of parkland. There are serviced plots — The Collection, The Fifteen and The Seven, the last of these seven plots intended for villas by seven different architects. And there is a resale layer drawn from the sector's earlier schemes, among them El Mirador, Lagoon Villas, Los Cortijos de la Reserva and Las Villas de Los Álamos. Those three groups are not interchangeable and rarely attract the same person.

The people you are bidding against are few, because this is the largest sector of the estate by area but a low-volume market by transactions. Most already know Sotogrande — through the golf, through a family summer, or through a house elsewhere on the estate that no longer fits. The distinctive buyer here wants the newest thing on the estate and the facilities the 1960s ground was never given, and accepts being on the mountain side of the road to get it. A buyer who actually wants the sea will be happier lower down, and it is worth saying that out loud before anyone views.

    Settle the land question first

    Specific to San Roque

    Before viewing anything, decide whether you want a dated completion or a design of your own. A Village Verde apartment is finished and measurable; a plot at The Collection, The Fifteen or The Seven is a project with an architect, a builder and a licence in front of it. Buyers who leave this open compare two things that cannot be compared and lose a season doing it.

  2. Step 2

    Get club access confirmed in writing

    Specific to San Roque

    The Beach, the sports lagoon, the racquet centre and the Cabell Robinson course are run as club facilities, and what a particular home carries with it is a matter of contract rather than of geography. Ask for the terms in writing before the arras, name each facility separately, and have the lawyer read them. Verbal assurances at a viewing are the commonest misunderstanding in this sector.

  3. Step 3

    Map the two layers of charges

    Specific to San Roque

    Underneath any scheme's own budget sits the Entidad Urbanística de Conservación Parques de Sotogrande, which is billed separately from community fees and maintains the estate's shared ground. Ask for both sets of accounts, both sets of minutes and confirmation that the seller is current on each. A home whose conservation account is in arrears carries that arrear to its new owner.

  4. Step 4

    Reserve, nota simple and arras

    A reservation takes the home or the plot off the market while the lawyer draws the nota simple, checks charges and confirms the description matches the Catastro. The arras contract then fixes price and date. Where the purchase is land, the arras should also fix what the seller has already obtained — surveys, levels, connections — so the buyer inherits the paperwork and not just the ground.

  5. Step 5

    Notary, NIE and the handover

    Completion needs your NIE, cleared funds and confirmation that both the community and the conservation entity are settled to the day. On a plot purchase the handover is administrative rather than physical, so agree in advance who lodges the change of ownership with the conservation entity and who holds the site keys and access permits during the build.

La Reserva sits at the head of this corridor's ladder, above Sotogrande Costa and Sotogrande Alto and well clear of Sotogrande Marina. The drivers are newness, plot scale and a private facility set the older sectors were never given — not sea frontage, which this sector does not have. On top of the purchase an owner carries the Parques de Sotogrande conservation levy, a scheme community budget, San Roque's IBI and whatever club subscription the facilities require. On a plot, the build contract is the larger commitment and belongs in the decision from the first day.

Is a Village Verde apartment simpler than buying a plot?

Considerably, and that is the point of it. The apartments are finished, sit in six hectares of parkland, and each comes with two garage spaces, so what you inspect is what you get and the completion date is a date. A plot at The Collection, The Fifteen or The Seven adds an architect, a builder, a works licence from San Roque and a construction period during which you own an asset that produces nothing. Neither route is better; they suit different people and different years.

What design control applies if I build on a plot here?

Two separate layers, and buyers routinely notice only one. The public layer is the works licence from the Ayuntamiento de San Roque, which governs volumes, setbacks and occupation. The private layer is the estate's own control over materials, colours, roof lines and how a house meets its plot — the reason the sector looks coherent rather than assembled. Ask for the current written design rules before the arras, and have your architect confirm the design you have in mind survives both layers.

Who else is looking at homes in this sector?

Mostly people who already know the estate. Owners on the older ground whose house has stopped fitting, families who arrived through the golf or a repeated summer, and buyers who want the newest thing Sotogrande offers together with the facilities the 1960s sectors never received. It is a small pool, and it is well informed — which cuts both ways. You will rarely be outbid by someone acting on impulse, and you will rarely find a seller who has misjudged their own market.
