Buying in La Zagaleta is not one transaction but four. The estate itself markets new prime villas, turnkey commissions, homesites and a short list of resales, so the first question is which channel you are in — and the fifth, an unlisted house, is the one Paula works.

The estate does not merely host a market; it runs one. Alongside a select listing of existing villas, La Zagaleta markets brand-new villas of its own, turnkey projects shaped around a buyer's brief, and homesites — bare land inside the 900-hectare domain on which no house has yet been drawn. Those are four contracts with four timelines, four risk profiles and four different sets of professionals. A buyer who arrives asking to see everything available is usually shown one of the four and never told about the other three. The first hour of a serious purchase here goes on deciding which channel it is.

The second thing to settle is that the timeline resembles nothing on the coast. With 230 houses finished against a master plan of 420, a homesite is a live product rather than a leftover, and building one out needs a works licence from the Benahavís Ayuntamiento down in the village plus the estate's own design approval on top — two clocks that do not run together. A resale, by contrast, can move quickly once it exists, but it may not exist for months: with 76 people registered as resident across 900 hectares, almost every owner lives elsewhere and is reachable only through someone who knows them.

What is actually on the market behind the gate

Four channels, and they do not compete on the same terms. The estate's own offer runs from brand-new villas through turnkey commissions to homesites; beside it sits a short, curated list of existing houses in a wide range of styles, orientations and ages. Because the master plan is only just past halfway, land and buildings are offered simultaneously — which almost never happens on a mature address — and a buyer weighing a finished house against a plot is comparing two assets, not two prices.

The field you are bidding against is not a local one. Seventy-six people are registered as resident here, so there is no domestic pool and no accidental buyer; the people looking are usually also looking at El Madroñal and at Sierra Blanca, and are deciding between a controlled entrance and a forest without one. Negotiation is therefore slow and technical rather than competitive. Little is for sale at any moment, several of the best houses are never advertised, and the buyer who wins is generally the one whose lawyer was ready before the house appeared.

    Separate the title from the club

    Both courses belong to Club de Campo La Zagaleta, created in 1994, and not to any deed. Ownership and membership are arranged separately, so a fairway outlook is not a tee time. Before a fairway position is priced into an offer, Paula asks the club for its position on access in writing, because a seller's account of what a house includes carries no weight at completion.

    Have both approvals named in writing

    On a homesite two authorities matter. The Benahavís Ayuntamiento issues the works licence and assesses the parcel under the 1997 consolidated general plan alongside the Revisión-Adaptación registered in 2019; the estate applies its own design control above that. Have the lawyer obtain in writing which planning document governs the parcel, and what the estate will and will not approve.

  4. Step 4

    Arrive the way you will live

    The entrance sits on the Ctra. de Ronda at kilometre 38, roughly ten kilometres above San Pedro de Alcántara, and every arrival passes through it: yours, your guests', your staff's, the supermarket delivery. Come and go twice at different hours before committing. The controlled entrance is the one feature of daily life here that no photograph conveys.

  5. Step 5

    Lawyer, nota simple and arras

    Only once the channel, the approvals and the access question are settled does the ordinary machinery start: an independent lawyer, the nota simple checked against what is standing, charges cleared, then the reservation and the arras contract. On a parcel of this size the boundary on the deed is worth reconciling with the boundary on the ground before signature rather than after.

  6. Step 6

    Notary, escritura and the gate file

    At the notary the escritura pública is signed and the purchase registered. The step buyers forget comes after it: the estate keeps its own record of who may pass the entrance, so vehicles, household staff, architects and contractors all have to be registered before they can reach the house that is now yours.

Above the agreed price sit the ordinary Andalusian mechanisms — ITP on a resale, IVA plus AJD on a new or turnkey house — with the applicable rates confirmed in writing by your lawyer, because they change. Then come the costs peculiar to this gate. A homesite carries an architect, two approval processes and a build contract before it carries a roof. Club membership, if you want it, is its own arrangement. And a house on a wooded parcel of this scale carries gardening, security and staffing from the day you complete, whether or not you are in Spain.

Do I buy from the estate or from an agent?

Both routes exist and they are not the same purchase. The estate markets its own new villas, turnkey projects and homesites directly, so that side of the market is a developer sale with a developer's contract. The resale side is a small and largely private list of existing houses, and reaching it depends on who knows the owner rather than on which portal you searched. Is a turnkey project simpler than a finished villa?

Simpler in some respects, longer in all of them. A turnkey commission gives you a house drawn around your requirements and hands the construction risk to the party that builds here every day, which on a wooded slope is worth more than it sounds. What it does not give you is speed or certainty of outcome: you are buying a drawing, a programme and a contract, and the works licence and the estate's design control are both still ahead of you. A finished villa is a known quantity you did not design.

What happens at the gate once I complete?

More administration than most buyers expect. The estate controls a single entrance on the Ronda road and grants access to people rather than to addresses, so your vehicles, your household staff, your architect, your gardener and anyone delivering anything have to be recorded before they arrive. It is worth setting that up in the weeks before completion rather than discovering it on the day the removal van is turned back at kilometre 38.
