The mechanics of a completed sale are the same everywhere in the municipality; what differs here is the order of magnitude of the uncertainty. Plusvalía goes to the Ayuntamiento de Marbella, by the objective method or on the real gain, whichever your lawyer establishes applies. A non-resident seller has a retention taken at the notary and paid over on Modelo 211 against their own return. Then the lawyer, the agency and any community balance the administrator must certify as clear. Where a mooring transfers, its own costs and consents sit outside that list and are negotiated separately.
