Letting at Cabopino is shaped by a port that draws people in the quiet months and by a register that requires the property's code in every advertisement. Owners of several units in the same building also need to know when a group of flats stops being homes and becomes a tourist establishment.

The letting year here is unusual for East Marbella because three attractions sit within a few hundred metres of each other and they do not peak together. The beach carries July and August. The eighteen-hole course beside the settlement, irrigated with recycled water and playable through the winter, carries the shoulder. The port carries the odd weeks in between, because boat owners come to work on a boat as often as to sail it. A property marketed only as a beach let in Cabopino is therefore marketed at one of its three markets, and usually the shortest one.
The regulatory frame is Andalucían and it is specific about advertising. A home offered for tourist use is entered in the Registro de Turismo de Andalucía and receives a registration code, and that code has to appear wherever the property is advertised. There is also a threshold that matters in a marina-side building where one owner may hold several units: three or more dwellings in the hands of the same owner or operator stop being viviendas con fines turísticos and become a tourist apartment establishment, with a different regime attached. As at 26 August 2026 that is the position, and it should be confirmed before a second purchase, not after.
Three seasons at Cabopino and one Andalucían register
Season shape is the local advantage. A beach that flew a Blue Flag in the 2026 season, an eighteen-hole course playable through the winter and a working port produce three overlapping reasons to book, and the port in particular is the least weather-dependent of the three. That is why a well-presented Cabopino home can hold occupancy in months when a purely beach-facing property nearby cannot.
The regulatory frame is set in Seville rather than in the town hall. The Andalucían decree on viviendas con fines turísticos requires an occupation licence, entry in the Registro de Turismo de Andalucía through a declaración responsable, and the resulting code in every advertisement. It presumes a tourism purpose whenever a home is marketed through tourism channels, and it removes from the regime both lets of more than two consecutive months to the same guest and any owner running three or more dwellings in the same building. Above that sits whatever the community has voted and whatever the Ayuntamiento de Marbella has in force. Step 1
Count your units before you start
Specific to Marbella
If you own, or plan to own, more than one apartment in the same building, establish where the threshold sits before you market any of them. Three or more dwellings under one owner or operator fall outside the tourist-dwelling regime and into the apartment-establishment one. As at 26 August 2026 that is the rule, and it changes the paperwork entirely.

Register and publish the code
Once the declaración responsable is filed the property is entered in the Registro de Turismo de Andalucía and receives a code, which must then appear in every advertisement of the property. As at 26 August 2026 this is the requirement; missing it is the most easily detected breach there is, because the advert is public.

Sell all three seasons
Specific to Marbella
Write the listing so that it answers a golfer and a boat owner as well as a family with a parasol. Say how far the moorings are on foot, name the course and its distance, and describe the beach honestly. Cabopino's advantage over a plain beach address is that it has three reasons to be booked, and only a listing that says so collects all three.

Equip against the sea air

Beyond the equipment the decree requires, budget realistically for what a coastal let consumes: outdoor furniture, terrace fabrics, door and window hardware, and the pool. Guests notice corrosion faster than they notice a dated kitchen, and a review that mentions rust costs more bookings than one that mentions an old worktop.

Plan arrivals around one junction

Everything reaches the settlement through a single motorway access shared with the beach car parks. Set changeover times outside the worst of that, give guests written directions rather than a pin, and make sure the cleaning team is not scheduled to arrive at the same hour as the Saturday beach traffic in August.

Keep the tax calendar
Income from letting is declared in Spain regardless of where the owner lives, and a non-resident files periodically. Keep every invoice for maintenance, cleaning and community charges, because deductibility depends on documentation rather than on memory. Setting this up before the first booking costs an hour; reconstructing it later costs a season.
A two- or three-bedroom here earns its strongest weeks in July and August, but the useful point is the tail: the course and the port keep some demand alive in months when a beach-only address is empty. Against the gross, set the community charge, the marine maintenance that this location genuinely requires, changeover and laundry, management and tax. Where a mooring is let separately it is a distinct income with distinct paperwork. What happens if I let three flats in one building?

You leave the tourist-dwelling regime and enter the tourist apartment one. The Andalucían decree treats three or more dwellings held by the same owner or operator in a single building as an apartment establishment, which carries different obligations and different paperwork. Owners who accumulate units gradually often cross it without noticing, which is why the count belongs in the plan before the third purchase rather than after it.

Does the marina really extend the booking season?

It lengthens the tail rather than raising the peak. Boat owners come out of season to work on their boats, to move them and to take short trips, and they need somewhere to stay while they do it. That produces bookings in weeks when a beach-only listing sits empty. It is a modest effect and it will not carry a whole winter, but it is genuine, and it is one of the few things that distinguishes this pocket from the resort stretches on either side.

Where exactly must the registration code appear?

In all advertising of the property, which in practice means every platform listing, every website page describing it and any printed material. As at 26 August 2026 the Andalucían decree is explicit on the point. This is the easiest requirement in the whole regime to check from a desk, and consequently the one most often the subject of a complaint. Ask your manager to show you the live listings with the code visible rather than taking an assurance that it has been done.
