Most Costa del Sol investment cases rest on scarcity: a short frontline, a closed valley, a gated estate that will never build another house. Calahonda's case is the opposite and it should be underwritten that way. The urbanisation was drawn on the scale of a small town, filled in over six decades, and it still turns over enough stock in a normal month for a valuer to work from real comparable trades rather than from asking prices two streets away. If your worry is how you get out again in four years, that depth is worth more than a view. If your hope is that a supply constraint will do the work for you, it is not present here.
The second thing to underwrite is a charge, not a rent. Every owner in Sitio de Calahonda pays towards the Entidad Urbanística de Conservación that maintains the urbanisation's roads, lighting and drainage, and almost every owner also pays a comunidad de propietarios for the building. Both are fixed, both are annual, and neither disappears in a month when the property is empty. An investor who models one of them and not the other has built a holding cost that is wrong by a predictable margin every single year. Demand shape and liquidity in Calahonda
Demand here has three strands and they do not peak together. Summer is a beach season served by six named beaches in the municipal Calahonda zone and by a promenade that runs east towards La Cala de Mijas. Autumn and spring bring golf and walking visitors, though the only course inside the perimeter is the nine holes of Club de Golf La Siesta on Calle José Orbaneja, so this is not a golf address in the way the Mijas valley is. Winter is the strand that separates Calahonda from most of the coast: a resident population large enough to keep the commercial centres trading supports long stays of several months rather than a shuttered season.
Liquidity follows from the same fact. The market is deep enough that a valuation rests on trades rather than opinions, and deep enough that a poor property is punished quickly. The constraint on return is that no supply constraint exists — nothing stops the next seller from being your direct competitor, and an untouched interior in an ordinary block is one of many a buyer will see that week. The realistic horizon is medium rather than short. What you are buying is a reliable exit, not a squeeze.

In a market this deep the building carries more of the value than the interior does. Read three years of minutes for pending roof, lift, facade or pool works, and look at whether the communal areas have been renewed or patched. Model a full twelve months
Unlike much of this coast, a substantial resident population keeps supermarkets, pharmacies and bars trading here through February. That supports a genuine long-stay winter market alongside the summer weeks. Build the model on the whole year rather than on a peak, and the assumptions stop depending on eight good weeks going perfectly.

Tourist letting in Andalucía runs on Decreto 28/2016, which requires a licencia de ocupación and a declaración responsable before a registration code exists, as at 26 August 2026. Your building's own rules sit on top of that. Confirm both before the reservation rather than after, because the conservation entity does not decide this and cannot fix it for you.

Name the exit buyer now
Write down who buys this specific home in four years and at what stage of life. In a market where a dozen comparable properties are always available, the exit is won on condition, parking and clean accounts rather than on rarity. If you cannot describe that buyer in a sentence, you are relying on the market to rise instead of on the asset.
What supports value here is unglamorous and checkable: private parking, a block whose communal areas have actually been renewed, a terrace that works out of season, and a short walk to the beach road rather than a climb.
