The investment question on this slope is what the golf is worth to you, because Miraflores is a members club and a house here carries no playing right. You are underwriting an outlook, a clubhouse that opens every day of the year, and a hillside of near-identical terraces.

What you are buying here is a position rather than a property. The slope carries hundreds of terraced houses in small gated schemes, laid out in sequence between the A-7 at the foot and the Miraflores ridge at the top, and from a portal listing most of them look the same. That repeatability is the whole underwriting problem. A house four hundred metres uphill from another is a different product in view, in noise and in how many times a week anyone will make the climb, yet the two will be advertised side by side. Grade the position before you grade the kitchen, because the position is the part you cannot renovate later.
The second variable is the course, and it works differently from the way most buyers assume. Miraflores Golf runs eighteen holes at par 71 over 5,148 metres from the men's tees, laid out by Falco Nardi and opened in 1990, and the club states that the course and its clubhouse operate 365 days a year subject to weather. That is what keeps the parades and the club restaurant trading through January, when a beach address on this coast goes quiet. But it is a genuine members club, so what a house on the slope holds is proximity and footfall, not entitlement. You underwrite the trade the course generates, never the tee time.
Demand shape and liquidity on the Miraflores slope
The year here has two overlapping curves rather than one peak. Golf carries the spring and autumn and, because the club keeps the course and clubhouse open every day of the year, it also carries a working winter — the reason the parades and the club restaurant are not shuttered in January. The beach curve is narrower: Playa Riviera sits below the A-7 and does its work across high summer. An owner who buys the golf curve and an owner who buys the beach curve are exposed to completely different months.
Liquidity follows from repetition. Hundreds of similar terraced houses in schemes built one after another mean there is nearly always a buyer and nearly always a rival seller, so a sale here is decided by condition, by altitude and by how many neighbours listed the same week — not by scarcity. Nothing about this hillside is rare, and that cuts both ways: the exit is reliable and the ceiling is set by the street. Paula's read is that a realistic horizon here is measured in years rather than seasons, and that rebuilding a terrace and a kitchen is the part an owner actually controls.

Fix the altitude band first
Specific to Mijas
Decide which part of the slope you are underwriting before you open a single listing: the lower rows near the commercial parades and the A-7, the middle terraces, or the villas above the course. Each band has its own buyer, its own noise profile and its own resale pool. Comparing across bands produces an average that describes no house on this hillside.

Underwrite the community as holding cost
The schemes on this hillside were built in sequence rather than together, so an older terraced community and a 2000s block with a lift and a garage level carry very different annual budgets. Read the budget as a permanent cost line in your model, not as a footnote, and read the minutes for the works that have been discussed but not yet voted.

Count the terraces competing with yours

Because the same house type repeats across the slope, your exit will almost always be contested by two or three near-identical properties in the same or a neighbouring community. Count them before you buy, in the specific band you have chosen. That count, not a general view of the coast, is what will set the asking price you can realistically hold to.

Decide the letting regime now

If the plan involves more than one unit, read article 1.2 of Decreto 28/2016 before you sign anything. As at 26 August 2026 it removes from the vivienda con fines turísticos regime any set of three or more dwellings held by one owner in the same or contiguous buildings, which recategorises them as a tourist apartment establishment with a heavier set of obligations.

Price the winter into the model
Test the year you will actually own rather than the fortnight you visited. The club restaurant trades through the winter and the golf brings people up the hill in February, but the beach below the motorway does its work in July and August. A model that assumes twelve equal months on this slope is describing a town centre, and there is not one here.

Decide who buys it from you
Name the next owner before you are the current one. On the middle terraces it is usually a northern European second-home buyer who has rented on this hillside for several seasons; higher up it is a golf-motivated buyer with a smaller pool behind them. Choosing the band with the wider pool is the single decision that most shortens a future sale here.
Return on this hillside is driven by things you can point at: how high the house sits, how far it is from the motorway, whether the terrace and the kitchen have been rebuilt, and whether the community budget is stable. It is capped by the same repetition that makes the exit easy — when three comparable houses are available at once, the street sets the level rather than the property. On the Mijas ladder Riviera del Sol sits below Calahonda and clearly below La Cala de Mijas, and above Mijas Pueblo and Las Lagunas de Mijas, and that ordering has been stable for a long time.

It softens the off-season rather than removing it. The club states that the course and the clubhouse restaurant operate every day of the year, and that keeps a level of trade on the hill in January that a purely seasonal address does not have. What it does not do is make winter equal to August: the beach below the motorway still empties, and the commercial parades run on reduced hours. Treat the golf as the reason the winter is not dead, not as a reason to model twelve identical months.

Should an investor buy two terraces in one community?

Two is a different proposition from three. As at 26 August 2026, article 1.2 of Decreto 28/2016 takes three or more dwellings held by one owner in the same or contiguous buildings out of the tourist-home regime altogether and treats them as an apartment establishment, with the heavier obligations that follow. There is also a concentration problem specific to this hillside: two units in one small scheme means one community budget, one set of neighbours and one exit market carrying your whole position.

How predictable is a resale on this hillside?

More predictable than on a scarce address, and less rewarding. Because the same house type repeats across schemes built one after another, there is usually a buyer for a well-kept terrace, and usually a comparable one available at the same time. That makes the timing of an exit fairly reliable and the level of it largely set by the neighbours. Owners who do best are the ones who bought a position they could not improve and then improved everything they could: the terrace, the glazing and the kitchen.
