Whether that reads as charming or as misleading in five years depends entirely on how honestly it was described to you at reservation.

Before anything else, put the promotion on a map next to Plaza José Vázquez Espinosa and measure the walk. Some schemes sold as Cancelada are genuinely at the edge of the village; others are a drive away on golf land. Both are legitimate, but they are different products with different resale stories, and the brochure will not make the distinction for you.

The Cancelada tenencia handles citizen services, not planning. Wait for the LPO
The licencia de primera ocupación is the municipal certificate that the finished building matches what was licensed, and it gates the definitive utility contracts. Snag while the warranties are fresh
Ley 38/1999 sets the warranty periods running from completion: finishes, habitability elements and structure each carry their own clock. Snag properly in the first weeks, in writing, and keep the correspondence. On a phased estate the developer is still on site, which is the cheapest moment you will ever have to get something put right.

An off-plan purchase here is paid in instalments and taxed differently from a resale: new build carries IVA plus AJD in Andalucía rather than the ITP a second-hand house attracts, and your lawyer confirms the current treatment in writing for your unit. Expect the deposit at reservation, staged payments against certified progress, and the balance at the notary once the LPO exists. Sometimes at its edge, often not. Because the old streets are complete, promotions sold under the village name are built on the surrounding land, and the distance from Plaza José Vázquez Espinosa varies from a walk to a drive. Nothing about that is improper, but it changes what you own. Ask for the plot on a map with the plaza marked, and judge the address by the walk rather than by the brochure heading.
