    A gated phase on a slope carries retaining walls, drainage, a lift and often a pool. Those are capital items with a schedule, not services with a fee. Read three years of accounts and the minutes for what has been deferred, and treat a pending derrama as a known future cost in the model rather than as a surprise the previous owner will absorb.

    Name the exit buyer now

    Liquidity here is better than on the gated estates further up the Ronda road, because apartments inside phases change hands more often than villas on individual plots. Decide which of the two you are buying, and accept the consequence: the apartment is easier to sell and harder to distinguish, the villa is the reverse. The owners who lose are the ones who assume neither effect exists.

Autumn and spring, because the asset is a golf slope rather than a beach. A villa on a terraced plot sells to a narrower buyer and takes longer, which is fine if the horizon is long. Just do not buy the villa expecting the apartment's exit, or the other way around.
