For a buyer that has practical consequences a brochure will not mention: how often play passes your terrace, when the greenkeeping machinery arrives, whether a stray ball is a possibility from a tee you cannot see from the garden. Renovation candidates sit here, and they are honest ones — kitchens, bathrooms, terrace waterproofing on thirty-year-old fabric. The upper market is detached villas on terraced plots, a mix of surviving 1990s houses and contemporary rebuilds with flat roofs, deep glazing and basements cut into the slope. Between them, very little.

The people you are bidding against are more consistent than the stock. Golfers who play often enough that three loops genuinely matter; families who want the Nueva Andalucía schools and shops without paying for a flat plot beside them; and second-home buyers from northern Europe who value a serviced hillside with a resort hotel on it. What none of them are buying is walkability, because there is none — no high street, no bakery, no bar you can reach on foot. Anyone who wants that is looking at the wrong side of the boundary, and the honest thing is to say so at the first viewing rather than the fourth.

    Close, then move the paperwork uphill

    Completion runs the standard Spanish route: arras, notary, escritura, registration. Afterwards, the IBI account, the Catastro record and any future works licence are handled by Benahavís rather than by the town hall your postal habits suggest. Set that up correctly at the start; correcting a misdirected municipal file later is slower than doing it once.

On top of the price sit the usual Andalusian mechanisms: ITP on a resale, IVA plus AJD on a genuinely new home, with the current rates confirmed in writing by Paula's lawyer before you commit, plus notary, registry and legal fees. What is particular to this hillside is the recurring side. A villa on a terraced plot gives you privacy and a sea angle but hands you the retaining walls, the irrigation and the pool plant. On this slope, that second list is longer than it would be on flat ground.

Does the Westin on the slope affect a purchase here?

Both ways, and it is worth weighing rather than ignoring. A resort operating on the same hillside keeps restaurants, staff and services running through February, which is genuinely useful on a slope with no high street. In exchange it puts coach and transfer traffic on the internal roads through the summer and concentrates activity at one entrance. When two otherwise similar homes are on the table, distance from the hotel access is a fair tiebreaker in either direction depending on how you use the place.
