They view in the evening and in winter, they usually need a Spanish mortgage, and they are comparing your flat with three others they can reach on the same afternoon.

What they cross-shop is a short and unglamorous list: the inland streets of Fuengirola, which sit above this district in price and offer a promenade a short drive away; Mijas Pueblo, which is above it on the municipal ladder and offers a village instead; and the cheaper inland towns further from the coast. A home here sells slowly for three reasons that recur. A registered description that no longer matches the flat. A garage that cannot be proved. And a listing photographed as if the sea were around the corner, which invites precisely the comparison it cannot win.

    Close the municipal file at Río Adra

Off the agreed price come the usual mechanisms: a statutory retention paid in on account of a non-resident seller's tax position through Modelo 211, plusvalía municipal settled with the Ayuntamiento de Mijas, your lawyer and the agency. Add anything the community has approved and not yet spent, because a buyer's lawyer reads the minutes and asks for it. The one outlay worth making before listing rather than conceding afterwards is the regularisation file, since a discrepancy discovered at the arras stage is negotiated at the buyer's estimate of the cost rather than at yours.
