Start with the pool, because it decides the calendar. A large share of Fuengirola's buyers are Nordic, Dutch, Belgian and British households who are here through the winter rather than for a fortnight in August, and the Finnish school has been teaching in the town since 1991. They view in October, in January and in March. They ask about heating, about whether the lift reaches the garage, and about what the comunidad has voted. A flat marketed only for the summer season, photographed once in July, is marketed to the smallest part of its own audience — and it will sit while the owner blames the market.

Then the alternatives. A buyer weighing your flat is usually weighing it against Benalmádena Costa a few minutes north, Arroyo de la Miel behind it, and Las Lagunas de Mijas immediately inland, which shares a judicial district with Fuengirola and a great deal of daily life. Fuengirola sits below Benalmádena Costa and above Arroyo de la Miel on the same regional ladder. That is the frame your asking price is read in, whether or not you set it there, so the honest question is what your flat has that those three do not: the rail terminus, the promenade, or simply a lift that was replaced last year.

Who buys in Fuengirola, and what they compare it with

Fuengirola's buyer pool is deep, mixed and unusually resident. Nordic households anchored by the Finnish school, Dutch and Belgian second-home owners, long-standing British residents and Spanish families from the province all buy the same kind of flat, and a substantial part of that pool is in town through the winter. Depth is the seller's real asset here: with roughly eighty-five thousand residents packed into ten square kilometres there is almost always someone looking, which is not true of a small village further east.

The flip side is that depth comes with sameness. Your flat is one of thousands with a comparable layout, and the buyer knows it. What sells slowly here is a block with no lift, a flat with no deeded parking, an unlicensed terrace enclosure, or a comunidad with a large works programme and a thin reserve fund. What sells quickly is a clean file and an honest position on all four. Cross-shopping happens along the corridor rather than across the coast: Benalmádena Costa above, Arroyo de la Miel below, Las Lagunas de Mijas inland.

    Assemble the file before the photographs

    Nota simple, escritura, IBI receipt, comunidad certificate, energy performance certificate and the licence for anything ever altered. A buyer's lawyer will ask for all of it, and the flat that can answer in two days beats the identical flat that answers in three weeks. In a market of near-identical apartments, speed of documentation is a genuine competitive advantage.

  2. Step 2

    Reconcile the terrace with the deed

    Enclosed terraces are the most common discrepancy in Fuengirola's older blocks: the flat is lived in at one size and registered at another. Establish whether the enclosure was licensed and whether the comunidad approved it, and disclose the position in writing. Buyers forgive a legalised alteration. They walk away from one discovered by their own lawyer.

    Market across the winter months

    Fuengirola's international residents are here in January, and its two large fiestas — the Feria del Rosario in October and the Feria Internacional de los Pueblos in April — bring visitors at both ends of the shoulder season. Shoot the flat in winter light as well as summer, and keep viewings running through the months when a coastal village would have closed.

  4. Step 4

    Set the price against three named towns

    Buyers here shop a corridor, not a street. Have the comparables in front of you for Benalmádena Costa, Arroyo de la Miel and Las Lagunas de Mijas as well as for your own block, and understand where your flat genuinely sits between them.   5. Step 5

    Clear the comunidad position

    The administrator issues the certificate confirming the flat is up to date, and the notary will ask for it on the day. If a levy for façade or lift works has been voted but not yet billed, say so early and agree in the deposit contract who carries it. Silence on that point is the most common reason a Fuengirola sale collapses in the final fortnight.

  6. Step 6

    Complete and settle the municipal tax

    Specific to Fuengirola

    At the escritura the notary records the sale and, where the seller is not tax-resident in Spain, the buyer withholds the statutory retention and pays it in on Modelo 211. Separately, plusvalía municipal is settled with the Ayuntamiento de Fuengirola. Both are mechanisms rather than fixed sums, and your lawyer confirms the current position in writing before completion.

Several things come off the agreed figure before it reaches you. A seller who is not tax-resident in Spain has a statutory retention withheld by the buyer and paid in on Modelo 211 against the eventual capital-gains position. Plusvalía municipal is settled with the Ayuntamiento de Fuengirola and depends on the land value and the holding period, not on your profit. Add your lawyer, the agency fee, the energy performance certificate and, in a block of this age, any derrama already voted. None of these is a fixed sum, and your lawyer confirms each one in writing before completion rather than after it.

When is the best month to launch a Fuengirola flat?

Unlike a village that half closes, Fuengirola has viewers in every month, so the question is which audience you want first. Autumn from the Feria del Rosario onwards catches the Nordic and northern-European residents settling in for the winter. Spring around the Feria Internacional de los Pueblos catches visitors and returning owners. High summer brings the most footfall and the least serious enquiry. Paula's read is that October and March produce the better-qualified buyer, and that a flat launched in July is often stale by the time they arrive.

Will an enclosed terrace stop my Fuengirola sale?

Not usually, if you deal with it before the buyer's lawyer does. The common position in older Fuengirola blocks is a terrace closed years ago without a municipal licence and without a comunidad vote, leaving the lived surface larger than the registered one. Establish the facts, take advice on whether the work can be legalised or simply disclosed, and put the answer in the listing file. Buyers price a known irregularity. They abandon an unknown one, usually at the worst possible moment.

Does the Cercanías terminus really add resale value?

It behaves like structural value rather than a selling point, which is a different thing. Because Fuengirola is the end of the line from Málaga and Torreblanca and Los Boliches are halts of their own, a flat's walking distance to a platform is fixed for the life of the building — no new track is planned into this municipality. Buyers who intend to live without a car treat that distance as a filter before they look at the kitchen, and they are a large enough group here to move a price.
