The single largest variable in a village sale is a timetable, not a price. Coaches and day visitors arrive in the core through the middle of the day, the burro-taxi rank and the Plaza Virgen de la Peña fill, and a house two lanes back from the square sounds busy at exactly the hour most agents book viewings. The same house at nine in the morning or after six in the evening is a quiet stone building with a view over the coast. The second variable is documentary. Most houses in the old core have been extended, roofed over or subdivided at some point, and a proportion of that work never reached the Registro. A buyer's lawyer will find the gap between the registered description and the building, and if the seller has not addressed it first, the discovery arrives during the arras period, which is the worst possible moment. Closing the gap is often a manageable declaration of obra nueva antigua rather than a licence application, but it takes weeks. Start it before the photographs, not after the first offer.

Who buys a house in the village

The buyer pool here is narrower and more decided than on the coast. Paula's read is that it divides between Spanish households from Málaga and the Guadalhorce who want a village rather than an urbanisation, and northern European buyers, many of them Dutch and Scandinavian, who have already ruled out a beachfront apartment and are looking for somewhere with a butcher, a square and a winter.

What both groups are cross-shopping matters more than what they say they want. Against Mijas Pueblo they weigh Alhaurín el Grande and Coín, where the same money buys land and level ground, and La Cala de Mijas, where it buys a lift and a beach. A village house therefore sells on the things the alternatives cannot offer: the walk to the square, the view from the terrace, and the fabric of the building itself.

The corollary is what sells slowly. A house with no vehicle access within a reasonable carry, no outdoor space and a north-facing aspect is not a cheaper version of the market — it is a different, much thinner market, and it needs an honest asking price rather than a long wait.

    A village house is not competing with a beach apartment. It is competing with the other village houses on the market that week, and with inland towns where the same budget buys land.     Once an offer is agreed, the contrato de arras fixes the price, the completion date and the consequence of withdrawal. Where the buyer needs a mortgage, agree a realistic valuation window: an unusual village house takes a valuer longer than a standard apartment, and a short deadline creates a renegotiation you did not need.

    Settle the municipal and tax lines

    At the notary a non-resident seller has a retention taken from the price and paid to the tax office against non-resident income tax. Separately, plusvalía municipal is settled with the Ayuntamiento de Mijas, whose offices for this purpose are the same ones in the village. Will the coach parties in the village put buyers off?

Only if they meet them. Day-visitor traffic in Mijas Pueblo is concentrated in the middle of the day and in a small number of lanes around the square and the donkey-taxi rank. A buyer shown a house at eleven in July hears the village at its busiest; the same buyer at seven in the evening hears swifts. Neither reading is dishonest, but the evening one is closer to what living there is like, and that is the one to show.

Must I legalise an old roof terrace before selling here?

Not always, but you must know its status before you list. Where an enclosure or a roof was added long ago without a licence, a technician can often declare it as obra nueva antigua and bring the register into line with the building. Where the work is recent, or where the protection on the façade is engaged, the route is different and slower. Either way, find out first: the discovery is far cheaper in your own time than in the buyer's due diligence.

When in the year does a Mijas Pueblo sale work best?

Spring and early autumn, for reasons specific to the altitude. In late spring the terraces are usable and the coastal view is clear rather than hazy, and buyers who want a village are travelling. High summer works against a village house: the core is at its busiest, the light is flat at viewing hours, and half the potential buyers are on a beach somewhere else. Deep winter shows the shade and the heating honestly, which suits a well-restored house and punishes a cold one.
