Los Monteros earns nothing from a shopping street, because it has none. Demand here is a beach residents use in winter and a golf course laid out in 1965 behind it, and the urbanisation cannot grow, so an investor is underwriting a fixed set of plots rather than a pipeline.

The season here has two shapes rather than one, and they do not peak together. The sand carries July and August the way every beach on this coast does, but Las Adelfas is also a beach with chiringuitos and residents on it in January, which lengthens the useful part of the year well past the school holidays. Behind the housing, Río Real has been playing since 1965 and pulls its own traffic through spring and autumn, when the coast is empty and the greens are not. An investor who models only the summer weeks is describing a different urbanisation. An investor who assumes the winter is busy is describing a town, and this is not one.
What the position does not have is a commercial centre, and that absence is the honest cap on the arithmetic. There are no shops of consequence inside the urbanisation, so there is no year-round tenant economy of the kind a working town generates, and the long winter lets that stabilise a portfolio elsewhere on the coast are harder to source here. The demand that exists is owner demand: people who want a large plot near the town rather than far from it, and who are buying somewhere to be rather than something to run. Underwrite it as capital with a use, and the numbers behave. Underwrite it as income, and they will not.
Demand shape and liquidity between the sand and the course
Liquidity here is not one number but two. The low-rise apartment communities nearer the water turn over reasonably often, which gives a valuer comparable evidence and gives an owner a route out inside a normal timeframe. Detached houses on the larger plots trade rarely, and when they do the transaction is slow because the buyer is doing planning work before signing. An owner who needs to convert quickly should know which of those two markets they are actually in before they need the answer.
The supply side is genuinely closed. Seaward, the coastal law fixes what may happen on the plots nearest the shore and keeps a public strip along the water, with sea access required at intervals through urban stretches. Inland, a course that has been in play since 1965 occupies the ground. Between them there is no land bank and no phase two, so the only new product is a rebuilt house on an old plot. Paula's read is that this makes Los Monteros a reliable place to hold and a poor place to trade: the scarcity supports value patiently, but it also means the market gives you very little to react to, and an exit is a matter of finding the right buyer rather than catching the right month.

The two halves of this urbanisation answer to different calendars, so the position has to be chosen before it is priced. A home within a short walk of the sand is bought on summer intensity and winter use; one near the course is bought on the shoulder months and the outlook. Both are defensible. Averaging them into a single expectation is not.

Underwrite the salt line

Proximity to the water is the asset and the liability in the same sentence. Railings, render, window frames, pool plant and irrigation all age faster within sight of the sea, and on a plot bordered by a public transit strip the exposed side is also the side you cannot enclose. Put that maintenance into the model as an annual figure from year one.

Walk the beach in February and count what is open. A beach with working chiringuitos and residents on it in winter behaves differently from one that closes, and that difference is the single most valuable input into a holding case on this stretch. Then walk to the nearest supermarket and time it honestly, because the second number caps what the first is worth.

Treat the rebuild as the return
On stock of this generation the value lever is construction rather than the calendar. A plot bought sound and unmodernised, then taken apart and rebuilt properly, changes category in a way no letting schedule can. Price the works from a builder standing on the ground rather than from a rate per square metre, and check what the plan in force actually permits before assuming the volume you want.

Your eventual buyer will be comparing this urbanisation with Elviria and Cabopino further east and with the town addresses to the west, across a municipality that counts 24 beaches along 27 kilometres of coast. Know which of those alternatives your specific property beats and which it does not, and be honest about the second list. That comparison is the exit, and it exists whether or not you model it.

Step 6
Keep the community file current
In an apartment community the accounts, the minutes and the record of funded works are part of the asset, not administrative background. Keep them, read them each year, and vote on the resolutions that affect the fabric. When you sell, a buyer's lawyer will ask for all of it in the first week, and the owner who can produce it shortens the transaction considerably.
What supports value here is the walk to the sand, the size and usable shape of the plot, a building that has already been taken apart and re-serviced, and a community whose accounts are in order. What caps it is the missing centre: no shops means no year-round tenant demand, and the maintenance a seafront position imposes never stops. It is the largest lever, but not the only one. Because the urbanisation cannot expand and the plots are already generous, construction is where most of the movement in value happens, and a properly re-serviced house changes category rather than merely improving. The smaller levers are unglamorous: a garden replanted for shade, a terrace made usable in March, parking resolved, and a complete document file.
