Underwriting a purchase on this hillside means asking which of the two curves a given home sits on. A three-bedroom apartment inside a gated block below the A-7, within a short walk of the registered beach, earns its strongest weeks between June and September and then relies on golf and winter sun. A five-bedroom villa on an upper terrace behind Santa María is a poor summer letting proposition and a strong long-let one, because the families who take it want a school year and a garden rather than a fortnight. Buying the wrong one for your intention is the single most expensive mistake made here.
The second variable is the pine. Santa María's fairways run through pine and cork oak forest, and that canopy is why the upper terraces stay bearable in August and why some gardens see very little winter sun. It also means maintenance: needles in pools, roots under terraces, and tree work that a community either budgets for or does not. An investor reading the community accounts for gardening and resurfacing lines learns more about the next ten years of net income than any headline about the beach ever tells them.
