Letting in Nueva Andalucía, where the season is a school year

Letting in Nueva Andalucía is not a beach operation. The valley has no shoreline of its own, so guests come for the courses, the racquet clubs and the school run, and the calendar spreads from spring through autumn rather than collapsing into high summer. Two very different products, one district.

The valley supports two letting businesses that barely overlap. One is the short holiday let, and its demand is athletic rather than coastal: the courses draw play from spring into late autumn, and the district's racquet clubs — the Club Internacional de Tenis, the Real Club de Pádel de Marbella, the Manolo Santana Racquets Club — bring people here in months when a beachfront flat is empty. The other is the long let to a family placing children in the district's schools, which fills a house from September to June and asks nothing of you in the way of turnover, laundry or reviews. Choosing between them is the first decision, and it is not reversible mid-year.

The regulatory position needs saying carefully. As at 27 August 2026, a short tourist let in Andalucía starts with a declaración responsable to the Registro de Turismo de Andalucía under Decreto 28/2016, and the code it returns must appear in your advertising. That is regional, and it is only half the gate. The other half is your own building: under article 17.12 of Ley 49/1960 a comunidad de propietarios can approve, condition or prohibit tourist letting by a three-fifths majority, and the valley is full of gated complexes with active meetings. Rules change and municipalities differ, so confirm the current position with the Junta and the Ayuntamiento de Marbella before you commit money to a letting plan.

A season set by fixtures, and where the licence sits

The demand curve here is broad and lumpy rather than one summer spike. The valley's courses have hosted the Open de Andalucía in 2007, 2008 and 2012 and the Open de España femenino in 2016, which is the sort of record that keeps serious players booking in March and October. Add the racquet clubs, the football centre and the Polideportivo La Campana, and the district has reasons to be busy in the months a front-line address goes quiet. The honest cap is the other half of the same fact: no beach of its own means August here never carries the premium it carries six hundred metres south.

On the licence, keep the two layers apart. The regional layer is Decreto 28/2016 and the Registro de Turismo de Andalucía, entered by declaración responsable and read as the position as at 27 August 2026; municipal positions on tourist letting differ across the coast and are being revisited, so treat any statement about the future as something to verify with the Ayuntamiento de Marbella. The building layer is the comunidad and its three-fifths power. And note the boundary: a residential tenancy to a family for the school year is a different legal arrangement from a tourist let, is not entered in the tourism register, and is not what a community's tourist-letting resolution is aimed at.

    Choose which of the two businesses

    Specific to Marbella

    Short holiday weeks and a school-year tenancy are different companies wearing the same address. One needs a registration, a cleaning team, dynamic pricing and a review profile; the other needs one good contract, a deposit and an annual boiler service. In this valley both are genuinely viable, which is unusual, so the choice is yours to make rather than the market's to make for you.

  2. Step 2

    Read the statutes and the minutes

    Before anything is advertised, read the community's statutes and the last two sets of minutes. A three-fifths resolution restricting tourist letting is a lawful outcome of an ordinary meeting, and it binds you whatever a register says. If the building has never voted, ask whether anyone intends to table it, because the answer changes what your flat is worth to you.

    Register first, advertise second

    The Andalusian route is a declaración responsable that enters the dwelling in the Registro de Turismo de Andalucía, and the resulting code belongs in every listing you publish. Get the occupation licence and the dwelling's own conditions in order first, because the declaration is a statement that they already exist rather than an application for permission to arrange them later.

    Build the calendar around the courses

    Specific to Marbella

    Golf in this valley is competitive-grade rather than decorative: its courses have carried the Open de Andalucía and a national women's open. That reputation is why March, April, October and November are worth selling here, and why a house that can take four players with clubs and a car earns in months when a two-bedroom beach flat cannot. Price the shoulder deliberately, not as a discount.

    Set the house up for a family

    Specific to Marbella

    If the school-year tenancy is the plan, the fit-out changes. A family arriving in September wants storage, a working study, parking for two cars and a garden that survives use, not a styled terrace and a spare set of towels. The district's schools are the reason this demand exists at all, and a house that photographs well but stores nothing loses to one that does the opposite.

  6. Step 6

    Keep the file current every year

    Registrations, insurance, the energy certificate, the guest register and the tax returns all have their own renewal clocks, and none of them warn you. Put a single annual date in the calendar on which the whole file is checked, and treat any change in the regional or municipal position as something to verify rather than something you will hear about from a neighbour.

What a home earns here is decided by how many months of the year it can be sold, not by a fortnight in August. A house that works for golf in the shoulder months and for a family from September onwards has a longer earning calendar than a beachfront flat, and a shorter peak. Against that, community charges, pool and garden costs run all twelve months whether anyone stays or not. The valley sits below Puerto Banús and Guadalmina on the Marbella ladder, and its letting profile is correspondingly steadier and flatter than the marina in front of it.

Which pays better here, holiday weeks or a school-year let?

It depends on the house rather than on the district. A three or four-bedroom house with parking, storage and a garden that takes daily use is well suited to a family arriving for the school year, and that arrangement earns steadily with almost no operating cost. A smaller property close to the courses does better on short lets across the spring and autumn. Paula's read is that owners who try to do both in one year usually do the second one badly, because the good long tenants are placed before the summer ends.

Does a long let to a family need a tourist licence?

No. A residential tenancy is a different legal arrangement from a tourist let: it is not started by a declaración responsable, it is not entered in the tourism register, and it carries no obligation to publish a registration code. That distinction matters in a valley where many buildings have restricted tourist letting by community resolution, because such a resolution is aimed at the tourist activity and does not stop an owner from taking a long-term tenant. Have your lawyer confirm the wording of your own community's resolution before assuming either way.

When are the quiet weeks in the Golf Valley?

Deep winter and the first half of the summer are the thinner stretches. Golf demand concentrates in the shoulder months, the racquet clubs and the schools carry the term time, and the height of August belongs to the coast rather than to a valley without a beach. That leaves January and February, and to a lesser extent early July, as the weeks an owner should plan for rather than hope through: maintenance, works voted by the community, and your own use of the house all belong there.
