Buying in Riviera del Sol: how high up the slope?
Riviera del Sol runs up a single slope from the A-7 to the ridge that carries Miraflores Golf, and where a home sits on that slope decides its view, its noise, its walk and its resale. Floor area matters much less here than altitude and which decade built the community.

Two buyers can look at homes four hundred metres apart here and be looking at different products. Low down, near the commercial parades and the A-7 slip roads, the 2000s blocks give you a lift, underground parking and larger glazing, and the motorway is audible. Higher up, the late-1980s and 1990s terraces sit in stepped communities around shared pools, with barrel-tiled roofs, arched openings and a solarium reached by a spiral stair, and the view improves as the drive gets steeper and the streets narrower. Above the course, detached villas on individual plots. The right question at the first viewing is not how many bedrooms but how many times a week you are willing to make that climb.
The second thing to settle early is golf, because it is the reason many buyers are here and the source of the commonest misunderstanding. Miraflores Golf sits on the ridge above the housing at Calle Severiano Ballesteros, opened in 1990 to a Falco Nardi design, eighteen holes at par 71. It presents itself as one of the few genuine members' clubs on this coast. Owning a house that looks at a fairway confers no playing right whatsoever. Ask what membership involves and whether there is a waiting list before you pay a premium for the outlook, not after.
What is actually on the market on this slope
Three generations of building, stacked. The late 1980s and 1990s produced the bulk of it: terraces and duplexes in an Andalusian idiom, white render, barrel tile, arched openings, modest windows, gathered into small gated communities of a few dozen units around a shared pool. The 2000s added larger blocks lower down with underground parking, lifts and bigger glazing. Detached villas sit above the course and range from restrained 1990s builds to individually commissioned houses. Renovation stock is plentiful — many of the earliest units have had nothing beyond a kitchen — and the tiled open terrace is the obvious place to add value.
Who you are bidding against depends on which of those you choose. On the older terraces it is second-home buyers from Britain, Ireland, the Netherlands and Scandinavia, often people who have rented in the area for several seasons and know exactly which street they want. On the 2000s blocks there is more year-round relocation demand and more interest from residents priced out of La Cala de Mijas. On the villas above the course the pool is smaller and slower, and golf is usually part of the reason. None of these is a fast bidding market, which rewards a buyer who has the lawyer and the finance already arranged.

Read three years of accounts
Communities here were built in sequence rather than all at once, so budgets differ sharply between an older terraced scheme and a 2000s block with a lift and a garage level. One year of accounts tells you the fee; three years plus the minutes tell you whether a roof, a lift or a pool refurbishment is coming and who has been arguing about it.

Establish the membership route, the cost structure and whether there is a waiting list, and confirm what a resident who is not a member actually pays to play. A fairway view is an amenity; a tee time is a separate arrangement.

Check the water and the meters
Specific to Mijas
Water is supplied by Acosol, the utility of the Mancomunidad de Municipios de la Costa del Sol Occidental. On a resale the contract has to be transferred into your name, and in communities with lawned gardens the irrigation meter is billed separately from your home. Ask which meters exist, who reads them and how the cost is apportioned before you sign.

Step 5
Run the searches and the survey
Your lawyer orders the nota simple, checks charges and confirms the registered description matches what you walked through. On a stepped plot, add a look at retaining walls, terrace waterproofing and how surface water leaves the property, because these are the recurring maintenance items on this hillside rather than exotic risks.

Step 6
Arras, notary and registration
A reservation holds the property while searches run, then the contrato de arras fixes the completion date and the consequences of withdrawal. Completion happens before a notary, with a fresh nota simple taken that morning. Registration and the regional tax follow inside the statutory window, and your lawyer handles both.
On top of the agreed price a resale carries the Andalucían transfer tax, notary and registry fees, and your lawyer, and your lawyer confirms the current rates in writing before you commit. Then budget for the things this slope specifically asks: a community fee that varies materially between an older terraced scheme and a 2000s block with a lift, an irrigation meter where the gardens are lawned, and, on an untouched unit, the terrace waterproofing and glazing that nobody has replaced since the community was built. Price those with a builder before agreeing the purchase price, not afterwards.

How hard is the walk back up from Playa Riviera?

It depends entirely on where you live, which is why the question is worth asking before the shortlist rather than after. From the lower streets it is an ordinary walk. From the upper slope it is a pleasant descent and a long return, and in July most people drive it. Do it yourself, in the afternoon, carrying something, before you decide that the view is worth the altitude. It usually still is — but knowingly.

Do I need to play golf to enjoy living on this slope?

No, but you should know that the club is unusually central to the social life of the area. It describes itself as a members' club rather than a resort course, and much of what happens here in winter happens around it. Non-golfers who like a quiet, green, car-based address are perfectly at home. Non-golfers who expect a town centre, pavements and a promenade will find the area thinner than they hoped and should look at La Cala de Mijas instead.
