Riviera del Sol lets on a golf calendar as much as a beach one, because the course and clubhouse trade all year while Playa Riviera sits below the A-7. The catch owners underestimate: Miraflores is a members club, so your guests book their own green fees.

The shape of the year here is unusual for a coastal address, and it works in an owner's favour if the listing is honest about it. The club states that the course and the clubhouse restaurant open 365 days a year subject to weather, so there is a reason for someone to be on this hillside in November and February that a pure beach urbanisation cannot offer. Spring and autumn are the strongest golf weeks. High summer belongs to the beach below, and that beach is on the far side of the A-7 from most of the housing. Two different guests, two different sets of expectations, one property.

The second fact to build the operation around is the club's own structure. Miraflores describes itself as one of very few genuine members clubs on this coast, and it offers green fees to visitors — which means an owner cannot sign a guest on, cannot bundle unlimited golf into a week, and should not imply otherwise in a listing. Owners who write the green-fee arrangement into the property description, with a note on booking ahead in spring, avoid the single most common complaint on this slope. The season on this slope, and where Mijas stands

Three demand blocks matter here and they do not overlap much. Spring and autumn are golf weeks, driven by a course the club keeps open every day of the year with a clubhouse restaurant to match. July and August are beach weeks, taken by families who will cross the A-7 daily. The remainder is a thin winter in which the residents, the club and the commercial parades keep the place alive but do not fill holiday homes. A property equipped for one of those blocks and marketed for all three disappoints somebody.

The regulatory position has two layers and both need dating. The Andalusian layer is Decreto 28/2016: a valid licencia de ocupación, capacity capped at fifteen places in a whole dwelling and four per bedroom, a declaración responsable, a Registro de Turismo de Andalucía code shown in all advertising, and a telephone number that answers guests immediately. The second layer is your own building, which since 3 April 2025 decides tourist accommodation by a three-fifths majority of owners and quotas. Municipal positions on this coast are in motion, so treat every statement above as correct at 26 August 2026 and confirm before you commit.

    Communities on this slope are small, often a few dozen houses around one pool, and a good number of the owners live here rather than visit. Since 3 April 2025 the Ley de Propiedad Horizontal has required three fifths of owners and quotas to decide on tourist accommodation, so on this hillside that decision is taken by neighbours you will meet at the pool. Establish where they stand first.

    Municipal positions on tourist letting along this coast are moving, and a confident statement written a year ago is worth nothing. Ask the Ayuntamiento de Mijas in writing what applies to your address as at the date you ask, keep the reply with the deed, and repeat the exercise before any second purchase.     Register and publish the code

    The Andalusian route runs through a declaración responsable naming the property, its cadastral reference, its capacity and the person exploiting it, followed by inscription in the Registro de Turismo de Andalucía. As at 26 August 2026 the resulting code must appear in every advertisement by any medium, so it belongs in the portal listing and in your own description, not in a drawer.

    Equip beyond the furniture list

    The decree asks for things an owner rarely thinks of: a first-aid kit, complaints and claims forms with visible signage, information on the surroundings covering restaurants, shops, parking, medical services and transport, a spare set of linen and textiles, and written instructions for the appliances. On a hillside where nothing is walkable, the surroundings pack is the one guests actually read.

    State plainly that the course beside the house is a members club offering green fees to visitors, that a booking is made by the guest and not by the owner, and that spring mornings fill early. What a home like this earns is shaped by the calendar rather than by the address. Golf weeks in spring and autumn are the difference between here and a purely seasonal urbanisation, and the summer weeks behave like the rest of the Mijas coast. What lifts one house above an identical neighbour is practical: a finished, shaded solarium, covered parking a guest can actually use, and air conditioning that copes in August. What caps it is the crossing of the A-7 and the climb home, which is why a boulevard address in La Cala de Mijas commands more for the same week.
