A Sotogrande Costa house is sold to perhaps a few dozen credible buyers in a given year, most of whom already know the estate. They are weighing it against a newer house in La Reserva and a cooler plot in Sotogrande Alto, and the survey they commission will find whatever you have not disclosed.

Presentation matters far less here than it does in a marina block, and disclosure matters far more. Almost every serious buyer of a 1960s or 1970s villa on this ground arrives with an architect, because the question they are answering is not whether they like the kitchen but whether the roof, the drainage and the levels support the price. A seller who has already had that survey done, and who puts the findings and a costed schedule of works in the file, controls the conversation. A seller who waits to be told what is wrong hands the buyer both the discount and the timetable.

The second thing to accept early is that the audience is tiny and well informed. Turnover on the original ground is low, plots are often held across generations, and the same handful of people see everything that comes up. That has two consequences. A price set too high is not simply ignored — it is remembered, and the listing's age becomes part of what the next viewer is told. And a plot with a genuine advantage, such as depth of tree cover or distance from the 1969 road cutting, will be recognised without being explained, because the people looking already know which streets are quiet.

Who buys on the original Sotogrande ground

The pool is narrow, international and largely pre-qualified by knowledge rather than by budget. It is made of people who already play at Real Club de Golf Sotogrande or watch the polo at Santa María, families who have taken the same August here for a generation, and a steady trickle of British, Spanish, Scandinavian and Dutch buyers who arrive through those two doors rather than through advertising. Almost nobody buys a lower-estate villa as a first purchase on this coast.

What that pool is cross-shopping is specific. A newer house on the hillside at La Reserva, which offers finish and club facilities but not the original ground. A plot in Sotogrande Alto, which is cooler and greener and cheaper on this corridor's ladder. Occasionally something entirely outside the estate, at which point the estate conservation levy becomes part of the conversation.

Homes stall here for three predictable reasons: an asking level set against a rebuilt neighbour when the house itself is untouched; an undisclosed structural problem that a buyer's architect finds in week two; and a discrepancy between the Catastro and what stands on the plot. None of the three is about the market. All three are inside the seller's control before the property is ever shown.

    Prepare the non-resident retention

    If you are not tax resident in Spain, the buyer retains a fixed share of the price at completion and pays it to the Agencia Tributaria under the non-resident income tax rules against your capital-gains position. It is an advance rather than a cost. Where the property has been held for decades, the reclaim calculation is worth having the lawyer model before you agree a price, not after.

    Settle plusvalía with San Roque

    Plusvalía municipal is settled with the Ayuntamiento de San Roque, and on a house held since the estate's first decades the ownership period is long, which changes the calculation. The conservation entity's account must also be clear at completion — it is a separate ledger from any community charge, and an unnoticed balance there delays the notary appointment.

What comes off a sale on the lower estate is mechanism rather than a percentage. A non-resident meets the statutory non-resident retention, an advance against capital-gains tax that is reclaimed where the gain does not support it. Plusvalía municipal goes to the Ayuntamiento de San Roque and depends on how long the property has been held, which on this ground is often decades. Should I renovate before selling or discount for the works?

On the lower estate, discount and document. Buyers of an original plot usually arrive with their own architect and their own plan, and a renovation done to a seller's taste is frequently undone within a year. What genuinely pays is making the works legible: a survey, a costed schedule, and clarity on what is licensed. What does not pay is a cosmetic refresh presented as a rebuild, because the architect who comes on the second viewing will price the difference and mention it.

Why has my neighbour's villa been listed for two years?

Almost always one of three things, and none of them is the market. An asking level borrowed from a rebuilt house nearby when the property itself is original. An undisclosed structural or drainage problem that surfaces at survey and then follows the house from viewing to viewing. Or a difference between the Catastro record and what physically stands on the plot, which stops a careful buyer's lawyer completely. Does an off-market sale work better on this ground?

For many owners on the original ground, yes, and for a reason specific to it. The buyers are few, they are known, and a plot that appears publicly and does not sell quickly acquires a history it cannot shed. An off-market approach lets the property be shown to the handful of people who are genuinely qualified for it without starting a public clock. It is slower and it is not right for every house — a property that needs broad exposure will not find it this way — but on a low-turnover street it protects the number.
