A Sotogrande marina flat is sold against three quite different alternatives at once: a village apartment in Torreguadiaro with no estate levy, a cheaper quayside in Puerto de la Duquesa, and a house inland in Sotogrande Alto. Knowing which of the three your buyer is weighing decides the whole campaign.

The single question that decides how fast a quayside flat moves is what the buyer intends to do with it in February. A boat owner and a Gibraltar professional are both credible buyers here, but they are not looking at the same flat: one wants water frontage and storage, the other wants a lift, a parking space near the door and a block that is not empty for eight months. Sellers who describe the apartment only through its summer photographs lose the second buyer entirely, and the second buyer is the one who does not need a mortgage decision to land before August.

The second thing to prepare is documentary rather than cosmetic. If a berth is being marketed with the flat, its separate title has to be produced early, because a buyer's lawyer will stop the process cold at the nota simple stage if it is not there. Who buys on the Sotogrande quays

The buyer pool here is wider and shallower than in the villa sectors. Wider, because an apartment inside a famous estate is the cheapest way to hold a Sotogrande address, so it draws people who would never be candidates for a plot on Paseo del Parque. Shallower, because each of those groups is small: boat owners tied to Puerto Sotogrande, families from Madrid and Sevilla keeping an August habit alive, and professionals working across the Gibraltar frontier nine kilometres away.

What that means in practice is that the marina is the corridor's most liquid market and also its most opinionated one. A well-presented flat with clean paperwork sells inside a season. A flat with an undocumented mooring, a contested community account or an asking level borrowed from the ribera can sit for a year without a serious offer — not because there is no demand, but because a buyer here has real alternatives on the same walk. The homes that stall share a profile: sold on the summer view, silent about the winter, and unprepared for the two questions every lawyer asks.

    A seller without Spanish tax residence has a fixed share of the price retained by the buyer at completion and paid to the Agencia Tributaria under the non-resident income tax rules against capital-gains tax. What comes off a marina sale is mechanism, not a total. A non-resident seller meets the statutory retention, which is an advance on capital-gains tax and reclaimable where the gain does not support it. Plusvalía municipal is settled with the Ayuntamiento de San Roque. Add the lawyer, the agency fee and any arrears on either the community account or the estate conservation levy, which are deducted at completion whether or not you expected them. Should I sell my berth with the flat or separately?

Both are possible, because the two are titled apart, and the answer usually follows the buyer you are aiming at. Bundling widens the appeal to boat owners and shortens their search, which can be worth more than the mooring realises on its own. Selling separately makes sense when the flat's natural buyer is someone who wants a walkable base and has no interest in a boat, since a bundled berth then reads as a cost they did not ask for. Decide before the first viewing, not after the first offer.

When in the year should a quayside flat be launched?

Earlier than most sellers expect. The people who buy to use the flat themselves start looking after the summer they have just spent renting here, which puts serious viewings between September and early spring. Waiting for June means launching into the month when the marina looks its best and its buyers are busiest, and a listing that starts in high season and does not sell carries its start date into the following winter. The boat market runs on the same calendar for the same reason.

Does a letting history help or hurt the sale here?
