Letting a wooded-plot villa where nobody votes on your guests
A detached house on the original Sotogrande ground stands on its own plot, so no block of neighbours votes on whether you may let it. What governs instead is the Andalucían registration regime and the Ayuntamiento de San Roque, and the market is whole-summer families rather than weekends.

The letting market here is unlike the one two kilometres away on the quays, and the difference is not size but rhythm. Families who take a house on the original ground take it for weeks, sometimes for the whole of August, and they take it for reasons the estate provides rather than the house: the golf at Real Club de Golf Sotogrande, the polo season at Santa María, and a garden large enough that children are not underfoot. Weekend bookings barely exist. That means fewer changeovers, less wear and a much shorter list of guests to manage, but it also means a season that is over almost as soon as it starts.
The regulatory position is genuinely different from an apartment's, and it is the reason many owners here misread advice written for a block. A house on its own plot is not part of a comunidad de propietarios that can vote to restrict tourist letting, so the constraint that dominates marina lettings does not apply. What remains is the Andalucían layer — a vivienda con fines turísticos is declared by declaración responsable and entered in the Registro de Turismo de Andalucía under Decreto 28/2016 — plus whatever the municipality's position is on the date you act, which on this coast has moved more than once and should be confirmed rather than assumed.
The season on the lower estate and the licence position in San Roque
The season is narrow, and it is set by sport rather than by weather. The estate's five golf courses and the Santa María polo tournament, which has run for more than fifty years, concentrate demand into high summer and a handful of event weeks. Around that, the lower estate is quiet: Sotogrande recorded 2,743 residents at the 2020 census against an estimated 12,500 in summer, and the seaward streets are the emptiest part of that picture in February.
The regulatory position, as at 26 August 2026, has two live layers for a detached house and one that does not apply. Regionally, a vivienda con fines turísticos is declared by declaración responsable and entered in the Registro de Turismo de Andalucía under Decreto 28/2016, with the code shown in advertising. Municipally, the Ayuntamiento de San Roque is the authority, and its position should be confirmed in writing on the date you act rather than inferred from what a neighbour did last year. The layer that does not apply is the community vote: because a villa on its own plot is not part of an apartment block's comunidad de propietarios, the three-fifths mechanism that can restrict letting in a building has no purchase here. Short-term letting rules in Spain have moved repeatedly in recent years, at national, regional and municipal level. Diary an annual check with the lawyer covering the registration's validity, guest reporting duties and any change in the municipal position, rather than assuming that a code obtained once keeps the arrangement lawful indefinitely.
A house on the original ground earns in weeks and costs in months. The strong dates are the golf and polo weeks of high summer, taken by families who book long and early; there is almost no weekend trade to fill the gaps. Against that run the year-round costs of a large wooded plot: gardener, pool, security, the estate conservation levy and San Roque's IBI, none of which pause when the house is empty. One serious tenancy across the season, agreed early with a deposit, removes most of the operational cost and most of the uncertainty.

What does a large plot cost to keep when it is empty?

More than most owners plan for, and it does not pause out of season. Mature cork oaks and pines need cutting back, a pool needs weekly attention whether or not anyone swims, security and alarm monitoring run year-round, and the estate conservation levy and the IBI set by San Roque arrive regardless of occupancy. Because the earning weeks are concentrated into high summer, the honest question is not what the house earns but whether those months of cost are ones you would carry anyway.
