Playa de Torreguadiaro runs about 2,300 metres, and the address changes completely along it. Buying here means picking a stretch of paseo, a floor and, if you can, a parking space — and doing it in a village that carries no gate and no estate conservation charge.

The beach is long and the village behind it is two streets deep, so a Torreguadiaro address is really a position on a line. At the northern end, under the tower, the paseo is quieter and the blocks look at the open bay. Towards the port the sand widens and the terraces multiply, and the stretch opposite the busiest of them is a different property altogether — better in July, harder in February. Neither end is the right answer; they suit different owners. The test that actually works is to walk the whole length twice, once in the last week of July and once on a wet weekday in February, and see which version of the village you were buying.
The second thing to understand is what you are actually joining. There is no estate here and no conservation entity: the street, the lighting and the paving are the Ayuntamiento de San Roque's, and the only recurring charge is your own block's. That is a genuine advantage over an address inside the gates, and it comes with a matching exposure — a 1980s beach block is only as sound as the owners who have been voting on its roof, its lift and its façade. So the file that matters here is not a masterplan. It is three years of comunidad accounts, the minutes, and any derrama that has been discussed and not yet levied.
What is actually on the market in the village
The stock is narrow and legible. Front-line blocks of two and three bedroom apartments face the bay, mostly from the 1980s and 1990s, with balconies directly over the paseo. Behind them are older village houses, some still on one floor, and small hotels and hostales that never grew into resorts. Newer infill has gone up on the inland side of the road. What there is almost none of is villas, large plots or gated schemes, so a buyer weighing a house with a garden against a flat with a sea view is not really choosing in this village at all.
Who you are bidding against divides into three. There are letting buyers, who price the flat on its summer weeks and will pay for the front line and the noise that comes with it. There are residents from the Valle del Guadiaro and further along the coast, who want the winter village and will pay for the quiet north end and a lift. And there are buyers who use the port daily and want the walk to it without the gate, the levy or the estate. Those three value the same flat in a different order, which is why the strongest offer here is usually the best-informed one rather than the largest.

Parking in the village is genuinely hard from June to September, so a space is an asset rather than a convenience. Establish whether it is included in the flat's title, held as a separate finca registral, or simply a habit the previous owner had. Ask to see it, measure it against your car, and make its transfer explicit in the arras rather than assuming it follows the keys.

Read one set of accounts properly

Because there is no estate levy here, the block's own account is the whole of the recurring cost, and it carries everything: the lift, the roof, the paint, the pool if there is one. Ask for three years of accounts, the minutes and the current reserve. A beach block with a thin reserve and an ageing lift is a derrama waiting for a new owner to arrive.

Reconcile the terrace with the record
Enclosed terraces and glazed balconies are common in stock of this age and are frequently absent from the registry and the Catastro description. Have the lawyer compare the nota simple, the Catastro entry and what is physically there before the arras. A discrepancy is usually fixable, but it becomes the buyer's problem the moment the escritura is signed rather than the seller's.

Notary, NIE and the first August

At the notary you need the NIE, cleared funds and confirmation that the comunidad account is up to date. Because the A-7 exits at 134 and 137 feed the village and the tolled motorway ends just inland at Guadiaro, plan your arrival logistics for the first summer before you need them. Set up utilities and the administrator's contact details inside the completion window, not in August.

Torreguadiaro sits below San Roque Club and Sotogrande Marina on this corridor's ladder and above Puerto de la Duquesa and Manilva. The beach is not the reason; the absence of a gate, a golf course and an estate behind the address is. On top of the price a buyer meets the usual purchase costs — Andalucía's transfer tax on a resale, the lawyer, the notary, the registry — and then a single recurring charge, the block's own, with no estate levy underneath it. Village blocks from the 1980s were built before two cars per household was normal, and street parking is genuinely difficult from June to September. Access to the private clubs comes from membership, not from an address, and that is true inside the estate as well. What buying in the village does give you is proximity: the walk south past the lagoon to the port, its restaurants and its shops, which many owners here use daily. Golf without a private membership means the municipal course at La Cañada, inland at Guadiaro. Treat club access as a separate question to resolve with each club before you buy on the strength of it.
