Buying in Sotogrande Marina means buying an apartment on a quay rather than a plot on the estate. What decides the purchase is which water frontage you take, whether a berth transfers with the deed, and how your block votes on short lets — questions that do not arise in Sotogrande Alto.

The marina is five original blocks of flats sitting over street-level shops and restaurants, extended in the late 1990s with the frontline ribera apartments that face open water. Those two generations are not interchangeable. The original blocks look inward onto patios and water features, are quieter, and are the ones that come up most often; the ribera flats look out and are the ones people queue for. A buyer who has not walked both in February — when half the restaurants below are shut — tends to choose on the photograph rather than on the noise, the light and the length of the walk back to the car.

The second decision is the berth. A mooring at Puerto Sotogrande is not an automatic feature of a quayside flat: it is held and transferred separately, and a seller who advertises one is making a claim your lawyer has to see documented before the arras are signed. The third is arithmetic that catches most first-time buyers here. A marina flat carries its block's comunidad de propietarios charge and, above it, the Entidad Urbanística de Conservación Parques de Sotogrande levy that every property inside the estate pays towards roads, lighting and green space. Torreguadiaro, ten minutes north, has neither.

What comes up for sale on the quays

The stock here is almost entirely apartments, which is unusual inside an estate otherwise made of villas on large plots. That single fact shapes the market: entry is lower than anywhere else in Sotogrande, turnover is faster, and a buyer has a genuine choice of comparable units rather than one house that either works or does not.

The people you are bidding against are a mix the villa sectors never see. Gibraltar-based professionals — the airport is nine kilometres from San Roque — take flats they use all year. Madrid and Sevilla families take the summer weeks their grandparents took. Dutch, Belgian and British second-home buyers come for the walkability, having discovered that the rest of the estate needs a car for a litre of milk. Boat owners buy for the water rather than the flat. Those four groups want different things, which is why two flats in the same block can sit at very different asking levels, and why a well-judged offer on an inward-facing unit in November meets far less competition than the same offer on the ribera in June.

    Walk both quays first

    Specific to San Roque

    Before any offer, walk the inward patios and the outward ribera on the same evening, then again on a weekday morning. The marina is the one part of the estate you can live in on foot, which is its whole argument — and the difference between a quiet inner block and a restaurant terrace under the bedroom is not visible in a listing photograph.

    Get the berth documented

    Specific to San Roque

    If a mooring is part of what you are being sold, ask for its title and its transfer path in writing at the viewing stage, not at the notary. Berths at Puerto Sotogrande sit outside the flat's own deed, so a verbal assurance from an agent is worth nothing once the escritura pública is signed and the boat has nowhere to go.

    Read the block's own rules

    Ask for the last three sets of comunidad minutes. Since Ley Orgánica 1/2025 came into force in April 2025, an owner who wants to let a home to tourists needs the community's express prior approval, and that vote is recorded in exactly those minutes.   4. Step 4

    Price the two standing charges

    Specific to San Roque

    Ask the seller for a year of statements covering both the block's community fee and the estate conservation levy, plus the IBI receipt from the Ayuntamiento de San Roque. Buyers who budget only the community fee are budgeting roughly half the standing cost of owning here, and the shortfall shows up in the first quarter.

    Reserve, arras and searches

    A reservation takes the flat off the market while your lawyer pulls the nota simple, checks charges and confirms the community is up to date. The arras contract follows and fixes the price and the completion date. Nothing before that point binds either side, and nothing after it is cheap to unwind — which is why the searches belong in between.

  6. Step 6

    Notary, keys and handover

    Completion happens at a notary with your NIE, cleared funds and the seller's certificate that community charges are settled. Paula's practice is to run the meter readings, the estate access passes and the concierge handover on the same day, because a marina flat that changes hands without its gate fobs and post key costs its new owner a week of small errands.

Within the estate the marina sits below Sotogrande Costa and Sotogrande Alto, and it sits above San Roque Club and Torreguadiaro in the wider corridor. Apartments carry no land, which is most of that ordering. What a buyer should model instead of a headline figure is the running cost: the block's community charge, the separate estate conservation levy, the IBI set by the Ayuntamiento de San Roque, and — if a berth is involved — its own annual charge. Which charges does a marina buyer inherit at completion?

Two recurring ones, plus the municipal tax. The block's comunidad de propietarios fee covers the building, its lifts and its quayside frontage. On top of that sits the Entidad Urbanística de Conservación Parques de Sotogrande levy, which every property inside the estate pays towards roads, lighting and planting. Then there is the IBI, set by the Ayuntamiento de San Roque. Ask for a full year of each before you sign the arras — the seller's certificate at the notary proves only that the community account is clear, not what it costs to keep it that way.

Is an inward patio flat a better buy than the ribera?

It depends on what you are buying the marina for. The five original blocks face inward onto patios and water features: quieter, cooler in August, less exposed, and they come to market more often, so a buyer has room to negotiate. The late-1990s ribera apartments face the open water and the boats, which is the view people picture. If you intend to use the flat yourself through the winter, the inner blocks usually win. If the water is the point of the purchase, the ribera is the only honest answer.

Can I finish a purchase here without ever visiting?

Legally yes, through a power of attorney, and buyers do it. Paula's view is that the marina is the worst place on this coast to try it. The variables that decide whether you enjoy the flat — which quay, which floor, what is directly beneath the bedroom window, how far the parking is from the door — are all things a photograph flattens. Two units in the same block, at similar asking levels, can be entirely different homes to live in. Come once, in the shoulder season, and walk it at night.
