Letting in Torreguadiaro, where changeover is the problem

Plan the changeover before the listing, because in this village it is the whole operation. From June to September the streets between the paseo and the A-7 are parked solid, and there is no service road behind the front-line blocks to work from. Establish where a cleaning vehicle can legally stop, how long linen can sit on a pavement, whether the block has a lift and at which end of the building it sits, and who else has a key. Guests can arrive without a car if they want to — the M-240 runs Estepona to La Línea and Línea 2, operated by Autobuses Esteban, links San Roque town centre with the village — but the people servicing the flat cannot, and that asymmetry is what makes or breaks a summer here.

The competition is closer than owners expect. This village never turned into a resort, and the small hotels and hostales that grew up alongside the fishermen's houses are still trading on the same two streets, with a reception, a breakfast and a rate that moves in September. A flat does not win against that on price for a two-night stay. It wins on a week or more: a kitchen, separate bedrooms, a terrace over the bay, and a stay long enough that the bakery and the beach kiosk become routine. The year has a sharp peak and a floor that is unusually high for this corridor. What does not stop is the village itself: a working core of bars and the bakery keep going for a resident population, so the quiet half of the year is liveable rather than shuttered. That matters commercially, because it makes a longer tenancy a genuine alternative to an empty calendar rather than a fallback nobody wants.

    Equip the flat for a walked stay

    The village's argument is that a guest parks once and then walks, so equip for that. Somewhere to hang wet towels, a rack for beach things, a rinse point if the block has one, blackout at the front where the paseo stays awake, and a written note on which bakery opens early and which kiosks run in the off months. Then say plainly which stretch of the paseo the flat sits on.

A flat here earns hard in a short window and steadily in nothing else, so the honest model puts the peak weeks against a quieter alternative rather than against an optimistic year. Because a resident population stays put, a longer tenancy in the off months is a real option, which is not true of the gated addresses a few minutes away. Against the income sit the block's own charge, cleaning and management costs that scale with the number of stays, and the capital works an ageing beach block eventually calls for.
