Selling in Arroyo de la Miel to a buyer who stays all winter

A sale in Arroyo de la Miel is decided by residents, not by holidaymakers. The buyer is usually someone who will occupy the flat all year, so the community accounts, the lift and the walk to the Cercanías platform are examined before the kitchen is. Presentation matters less than paperwork.

The people who make offers here are the people who will live in the flat, and that changes what a sale has to survive. They will ask the administrator directly what the community has approved, they will notice that the block has no garage before you mention it, and they will come back on a Tuesday in February to see whether the street still works when the coast empties. That is the opposite of the seafront transaction four minutes downhill, where a flat can be sold in August on a terrace and a view. Here the terrace is a detail and the paperwork is the pitch.

Your competition is equally local and equally readable. An Arroyo de la Miel flat is measured against the plainer nineties infill on the streets behind the avenues, against the older blocks nearer the Cercanías halt, and against the seafront strip below, which sits a level above it on price. Buyers move between those three in a single afternoon. That means an honest asking price set against the two nearest rivals will outperform an ambitious one set against the coast, because the comparison is being made by someone who has already walked all three.

Who buys an Arroyo flat, and what they compare it with

The pool is broader and duller than the coast's, which is a compliment. It contains Spanish households from Málaga and the inland towns who want a train and a school run; northern Europeans, Dutch and Scandinavian among them, who have moved permanently rather than seasonally and need the place to work in January; retired couples trading a car-dependent villa for a flat with shops underneath; and small landlords buying for a twelve-month tenancy. Almost none of them are buying a view.

What they cross-shop is predictable. Inside the municipality, they weigh this district against Benalmádena Costa on the shoreline and against the pueblo on the hill. Outside it, they compare with Fuengirola and Torremolinos, both of which offer the same railway and a bigger town centre. A flat that answers the resident questions convincingly — lift, parking, community accounts in order, a short walk to the platform — wins that comparison. A flat that does not answer them competes only on price, and slowly.

The corollary is what sells slowly here. A top-floor flat in a block with no lift, a property with an approved but unfinished levy hanging over it, or an interior untouched since the block was raised will sit while the rest of the street moves. None of those is fatal; each simply has to be priced or fixed rather than photographed around.

How this runs, step by step

  1. Step 1

Assemble the file before the photographs

Get the nota simple, the last IBI receipt, the registered energy performance certificate and a certificate from the administrator that the community account is clear. A resident buyer asks for all four early, and a seller who produces them in the first week reads as organised rather than evasive. The certificate has to be registered, not merely issued.

    ↗
  2. Step 2

    Settle the block's open question

    Specific to Benalmádena

In seventies and eighties stock the recurring issue is a lift replacement, a façade repair or a flat roof that the community has discussed but not finished. Establish exactly where that stands in the minutes and decide, before listing, whether you carry out your share, price it in, or disclose it and let the buyer do the arithmetic.

  3. Step 3

Price against the two nearest rivals

    Specific to Benalmádena

Paula prices an Arroyo flat against the comparable stock behind the avenues and near the station, not against the seafront strip below, which sits a level above this district and always will. Setting the asking price against the coast produces viewings that end in a shrug. Setting it against the real neighbours produces offers in the first month.

  4. Step 4

Show the winter, not the sea

    Specific to Benalmádena

The argument for this district is that it is inhabited when the coast is not. Photograph and describe what is two minutes from the door in February: the station, the shops that stay open, the park, the schools. A buyer choosing between here and a resort address is buying exactly that difference, and nobody else in the listing will have made the case for it.

  5. Step 5

Take arras and check the finance

Accept a deposit through a contrato de arras with a date certain, and establish whether the buyer needs a mortgage and how far the application has gone. A resident buyer is more likely to borrow than a cash second-home purchaser, so the valuation and the lender's timetable become part of yours. Agree what happens if the valuation lands short.

  6. Step 6

Complete and close the municipal side

    Specific to Benalmádena

At the notary the deed is signed and the balance paid. Plusvalía municipal is then settled with the Ayuntamiento de Benalmádena, whose collection office sits in this district rather than on the coast, and a non-resident seller has three per cent of the price retained and paid over on Modelo 211 against their own position. Agree who cancels the utilities.

    ↗

Think in deductions rather than in a net figure. A non-resident seller has three per cent of the price retained at the notary and paid to the Agencia Tributaria on Modelo 211, against a capital-gains position settled afterwards. Plusvalía municipal goes to the Ayuntamiento de Benalmádena. Then the lawyer, the registered energy certificate and the agency. What is genuinely local is the community line: in a block old enough to be facing a lift or a façade, an approved levy that has not been called for is negotiated openly and comes off the price one way or another.

Questions about this in Arroyo de la Miel

Do buyers here view in winter as well as summer?

They do, and the winter viewings are the serious ones. Because the buyer intends to live in the flat, the visit that decides the sale is often the one made on a weekday out of season, when the coast is quiet and the question is whether the street still has a baker, a pharmacy and a bus. Keep the property presentable through January and February rather than pausing the listing, and be ready for a second viewing in the rain.

Is it worth replacing the lift before I sell?

That decision usually belongs to the community rather than to you, which is the honest starting point. What you can control is clarity: obtain the minutes, establish whether the work has been approved, quoted or merely discussed, and put the answer in front of buyers rather than waiting for their lawyer to find it. In practice a documented, budgeted lift project frightens buyers far less than a vague one, because they can price a number and cannot price a rumour.

Does my listing need to work in Spanish here?

Yes, and that separates this district from the resort addresses on the shoreline. A meaningful share of the offers will come from Spanish households from Málaga and the inland towns, who read the listing in Spanish, ask about the community in Spanish and negotiate in it. Paula runs the process in Dutch, English and Spanish, and a property presented properly in all three is simply exposed to a larger pool than one presented only to foreign buyers.
