Most people who buy on this strip slept here first. Benalmádena Costa carries the bulk of the municipality's hotel plant, close to thirteen thousand beds across every category, and a good share of the offers Paula sees come from someone who spent a fortnight in one of them and decided to stop renting the view. Her read is that the decision is taken in August and acted on the following spring. What wins is ownership rather than atmosphere: a deeded parking space, a terrace nobody else walks across, a mooring, a lift that has already been replaced. None of that photographs as well as a sunset, and all of it closes better.

The second thing to accept is that your flat has near-twins. The stock along Avenida Antonio Machado is overwhelmingly apartments of similar era and similar plan, stacked in rows up a slope, so a buyer sees four of them in an afternoon and holds them side by side that evening. What separates them is rarely the kitchen. It is the row the block stands in, the condition of a façade that has spent decades in salt air, and whether an approved but uncalled levy is sitting in the minutes. Produce three years of accounts and the administrator's certificate in the first week and the only real objection disappears. Wait for the buyer's lawyer to find it and you negotiate from behind.

Who buys on this strip, and what they weigh it against

The pool is international, part-time and repeat. Nordic, Dutch, Belgian, British and domestic Spanish buyers take the same flats, most of them for a second home rather than a move, and a large share arrive by way of a holiday in the municipality's own hotel plant. Behind them sit small investors who want something that lets through the summer. What almost nobody in this pool is buying is a household: the school run leaves the strip entirely, and the working town is inland.

The cross-shop is short and it is horizontal. Inside the municipality your flat is weighed against the other rows on the same avenue and against the quayside product inside Puerto Marina, a genuinely different building type with its own community obligations. Outside it, the comparison runs to Fuengirola and Torremolinos, both of which put a bigger town behind the beach, and to the hillside above the coast, which sells a view and a serviced amenity package this strip does not pretend to match. A seller who knows which of those three the viewer saw that morning writes a much better answer.

What sits unsold here is predictable. A flat with an unresolved works question, a top floor in a block whose lift is on the agenda, or a rear unit whose sea view was described rather than verified will stay on the market while the row around it moves. None of that is fatal. Each simply has to be fixed, disclosed or priced, and the earliest of the three is always the cheapest.

    Fix your comparison set first

    Write down the three blocks a buyer will genuinely weigh yours against: the neighbours in your own row on Antonio Machado, the terraced blocks immediately behind, and, if you are inside the harbour, the quayside product at Puerto Marina. Price against those three. Pricing against the hillside above the coast produces viewings that end politely and go nowhere.

    Clear the community file early

    Ask the administrator for the last three years of minutes, the current budget, the reserve fund position and a certificate that your account is clear. On a seafront block the recurring items are a façade in salt air, lift machinery of a certain generation and garage waterproofing. Decide before listing whether you carry out your share, disclose it, or price it in.

    Decide which buyer you want

    A flat with a letting history sells to a different person than one kept for family use, and the file differs. An investor wants the community's position on nightly letting, the registration status and the practical changeover; a second-home buyer wants the opposite reassurance. Choose one before the photographs are taken, because a listing that tries to be both convinces neither.

    Put the extras on paper

    Parking, storage and, in the harbour, a mooring are the items that stall a completion here, because each can be attached to the deed, held separately or merely rented. Establish which applies to yours at listing rather than at the arras, and have the registered description matched against the Catastro at the same time. Buyers forgive a price; they do not forgive a surprise.

    Take arras and test the funding

    Accept the deposit through a contrato de arras with a fixed completion date and written consequences for withdrawal. Establish whether the buyer is paying cash or borrowing, and where the application stands, because a second-home purchaser abroad works to a bank's timetable rather than to yours. Agree in the contract what happens if a valuation lands short.

    Complete and settle the municipal side

    The deed is signed before a notary and the balance paid. Plusvalía municipal is then settled with the Ayuntamiento de Benalmádena, whose town hall stands at Avenida Juan Luis Peralta, up in the pueblo rather than on the promenade, and a non-resident seller has three per cent of the price retained and paid over on Modelo 211. Cancel the utilities and the community direct debit yourself.

Think in deductions rather than in a net figure. A non-resident seller has three per cent of the price retained at the notary against their own capital-gains position, plusvalía municipal goes to the Ayuntamiento de Benalmádena, and the lawyer, the registered energy certificate and the agency follow. What is local is the community line: an approved but uncalled levy on a seafront façade is negotiated openly and comes off one way or another. On the ladder this strip sits above Fuengirola, Torremolinos and Arroyo de la Miel and below Málaga City and Nerja, so an asking price argued from the hillside above will simply not be met.

Does a letting history help or hurt a sale here?

It does both, depending on who walks in. To a small investor a documented letting record is the most persuasive thing in the file, because it answers the question the brochure cannot. To a family buying a second home it reads as wear, strangers and a corridor that is noisy in August. On a strip where both buyers are in the market at once, the answer is to choose your audience before the photographs and then give that audience the whole file rather than half of it.

Does a Puerto Marina mooring make a flat easier to sell?

It narrows the audience and sharpens it. The harbour takes vessels of up to thirty-five metres, so the people for whom a berth matters are a small and specific group, and to them it is decisive. To everyone else it is another line in the community accounts. What determines the effect on your sale is the paperwork: whether the mooring is tied to the deed, separately owned or merely rented. Establish that at listing, because only one of the three transfers automatically with the flat.

When in the year do offers actually arrive on this strip?

Later than the visitors do. Paula's read is that the shoreline fills in summer and the paperwork moves in spring, because the buyer who decided on a terrace in August needs a winter to arrange money, a lawyer and an NIE. That has two consequences for a seller. A listing that appears in June competes for attention with the beach; a listing that is clean, documented and correctly priced by late winter meets the decision at the moment it becomes an instruction.
