Start with the ground rather than with the drawings. The Ayuntamiento de Coín publishes a visor de urbanismo through the Diputación de Málaga's GIS, and the first thing it tells you about a plot is the only thing that matters at this stage: what may be built on it and how much.     Read the plot before the plan

    On a house built to order, payment should follow certified progress: licence granted, foundations, structure, roof, first fix, finish.     Do not skip the occupation step

    Declare the obra nueva at the notary

    The last step is administrative and it is the one people postpone. The completed building is declared at the notary, inscribed at the property registry and updated at the Catastro so that all three describe the same house. The cash profile of a build looks nothing like a purchase. On a plot in one of the nuclei you pay for the land at the start and then fund design, licence, structure and finish across the programme, each stage against a certificate. New construction is taxed differently from a resale, and the municipal licence itself carries a charge worked out on the budget of the works, so a larger design costs more before a brick is laid. Not as a matter of course, and never on the assumption that a neighbour managed it. Rustic land is not a building plot with a longer wait; it is a different classification with its own, much narrower, set of permitted uses.
