It is whether the escritura, the Catastro record and the building as it stands describe the same house, and whether anyone has ever taken that question to the Urbanismo department. The second is international, arriving for land rather than for a sea view, and often already halfway through a search that began on the coast and ran out of plot size.

What sells slowly is predictable enough to plan around. A country house with an unresolved licence history, a shared track nobody maintains and an undocumented water source will sit, and it will sit at any price, because the buyer's lawyer stops the process rather than negotiating it. A town house with no outdoor space and no parking is a thinner market than its price suggests. And anything presented as a holiday proposition rather than a place to live is aimed at a buyer who, in this municipality, does not exist in useful numbers.

    Do not price against the coast, because your buyer already knows the coast costs more and came inland anyway. Price against Alhaurín el Grande and Mijas Pueblo, which is what they are genuinely comparing, and be specific about what this plot has that those do not.     Show the access, not only the house

    Plan the viewing so the buyer arrives the way they would live: by the track, at the hour they would come home. Have the right of way, the maintenance arrangement and the water source documented and on the table, unasked. A campo sale in this municipality is lost far more often on an unanswered question about the last four hundred metres than on the house itself.

You are not obliged to, and you will pay for it if you do not. Buyers arriving at a Coín country house from the coast have often never owned a property without a mains connection, and the absence of paperwork reads to them as a hidden defect rather than as an ordinary rural arrangement. Have the abstraction documents, the pump and its service history and, where the source is shared, the arrangement with the neighbours set out in writing before the first viewing.
