Underwriting El Higuerón while the hill is still going up

Most Costa del Sol investment cases lean on supply that cannot be replaced. El Higuerón cannot: the hillside was consented as one plan and phases of it are still being built and sold. So the return here has to come from the amenity, the elevation and an unusually liquid, uniform stock instead.

Start with what this hillside is not. Benalmádena covers 26.87 square kilometres and held 78,338 residents in 2025, which makes it one of the denser municipalities on the coast, and most of that density is finished. El Higuerón is the exception: the one address in the municipality where a substantial pipeline is still being placed, since Higuerón West alone is presented by Urbania as more than 750 apartments and villas. An investor should read that plainly. There is a supply pipeline in your own postcode, it is well capitalised, and it will be selling into the same buyer pool you eventually want to sell into. Nothing about that makes the case bad. It makes a scarcity argument dishonest.

What replaces scarcity is the amenity, and the amenity should be underwritten rather than admired. The reason a tenant or a guest chooses this slope over a flat down in Carvajal is a sports club, a spa and a hotel that operate through the winter, on a hillside where the terrace faces the water. That is genuinely unusual on the eastern coast, and it is what keeps February from going to zero. It is also narrow. Sollo, the starred restaurant inside the scheme, opens Tuesday to Saturday for a single evening sitting and closes Sunday and Monday. Model the amenity at its real scale, not at the brochure's, and the numbers stop flattering themselves.

Demand shape and liquidity on the Higuerón slope

The season here is broader than a beach address and narrower than a city. Demand is carried by the club, the spa and the hotel, which run through the winter, and by a view that is worth as much in November as in July — so the curve does not collapse in October the way it does on an urbanisation with a pool and nothing else. It does thin. The people who fill the shoulder months are gym users, remote workers taking a month, and owners of flats in the same schemes, not holiday crowds, and they want a lift, a parking space and heating that works.

Liquidity is the real strength of this address, and it comes from the same fact that removes the scarcity argument. Uniform stock means an exit can be valued in an afternoon and a buyer can satisfy themselves quickly. That cuts the time and the discount out of a sale. The cap is on the other side of the same coin: you exit into a market where the promoter may still be selling something newer, and where the buyer's alternative is a show flat rather than a street. Paula's read is that the return on this hillside is made in the acquisition — the phase, the height, the charge — and not in the operation, and that anyone modelling a hold shorter than a full property cycle should look at the seafront below instead.

    Count the remaining phases first

    Before any income assumption, establish how much of the consented plan is still unbuilt, where on the slope it sits and who is placing it. The whole hillside was drawn at once, so this is documented rather than rumoured. Two things follow: what may still rise below your terrace, and how much competing new stock will meet you at the moment you want to exit. Both belong in the model at the start.

    Test the winter at its real scale

    The claim that carries the shoulder months here is that the resort keeps working when the coast empties. Check the claim rather than the adjective: which club facilities run in January, on what hours, and what is genuinely open to a tenant rather than to a hotel guest. Sollo opens five evenings a week for one sitting and closes Sunday and Monday, which is a useful measure of the scale you are actually underwriting.

    Put the charge in the operating column

    Landscaped terracing on a slope, private roads, lifts and pools are maintained every month of the year, including the months a flat earns nothing. That is an operating cost, not a footnote, and on this hillside it is the largest one. Read three years of accounts and the reserve fund before a number is agreed, and check whether the amenity access attached to the dwelling is inside the charge or billed separately.

    Underwrite the arrival, not the postcode

    Specific to Benalmádena

    The hillside is reached from exit 1008 of the coastal motorway and by a private road system rather than a town grid, and the nearest rail halt is Carvajal on the Cercanías C-1, down at sea level. The descent is easy and the climb back is not. Every letting and tenancy assumption you make has to survive that asymmetry, which in practice means a car, a parking space, and a guest who is content to drive.

    Fix the letting form before completion

    Decide at the outset whether the plan is a tourist let, a long tenancy or personal use with occasional weeks, because each answers to a different rule set. A tourist let in Andalucía is declared to the regional register under Decreto 28/2016, and since April 2025 the community's express prior approval is required as well. Confirm both positions in writing for the specific block before completion, not afterwards.

    Name the exit buyer in advance

    Because the stock is uniform, an exit here is quick to price and easy to test — there is usually a genuine comparable, sometimes in the same stairwell. The question is who takes it. Write down now whether that is an owner-occupier who wants the club, a second-home buyer who wants the view, or another investor, and check that your specification actually suits them. A flat bought for one and sold to another loses the difference.

What drives return here is position inside the plan: how high the block stands, whether the volumes below it clear the sightline permanently, the phase and finish, and how close the door is to the club. What caps it is the standing cost. Serviced terracing, private roads, lifts and pools are maintained in the months the flat earns nothing, and that charge sits materially above a plain apartment block in the same municipality. El Higuerón holds the top of its region's ladder, above Nerja, Benalmádena Costa, Fuengirola and Torremolinos, so the entry level already prices much of the amenity in. Is scarcity part of the investment case on this hillside?

No, and any presentation that says otherwise should be read carefully. The slope was consented as a single scheme and phases of it are still being built and marketed, so the supply of near-identical homes is not fixed. What is genuinely constrained is position within the plan: there is a limited number of blocks high enough to hold a permanent sightline over the volumes below. Buy the position, price the rest, and treat scarcity as an argument for a specific flat rather than for the address.

When does a flat this high up actually earn?

In a longer band than a beach flat and a shallower one than a city apartment. High summer is strongest, as everywhere on this coast, but the club, the spa and the hotel keep enough running that autumn and spring hold up better here than on an urbanisation whose only amenity is a pool. Deep winter is thin and it should be modelled as thin. The people who take a January month are remote workers and gym users, and they are choosing the facilities, not the sea.

Is the amenity charge a cost or is it the product?

Both, and confusing the two is the commonest modelling error here. It is the product because the club, the spa, the pools and the maintained terracing are the reason anyone chooses this slope over a cheaper flat below it, so cutting the service would cut the demand. It is a cost because it runs in every month of the year, including the empty ones. Model it as a fixed twelve-month outgoing against a variable income, check the reserve fund, and ask whether the amenity access sits inside the charge or is billed separately.
