Torremolinos is the first coastal town out of Málaga, and the congress centre sits roughly three kilometres from the terminal, which makes a two-night stay here viable in a way it is not forty minutes further west. The cost of that advantage is that nothing about the asset is scarce, so the case has to be made on operation rather than on rarity.

A working high street, a restaurant frontage that trades all winter and a night-trade complex that has functioned since the sixties give the town a commercial market a residential urbanisation simply does not have. What drives return here is the breadth of the year rather than the height of August, and the low cost of entry relative to the rest of its region: Torremolinos sits below Benalmádena Costa and Fuengirola on the ladder and above Arroyo de la Miel. What caps it is the age of the building. Does congress traffic really change the letting year here?

It changes the shape of it rather than the size. Congress and exhibition visitors arrive midweek, often outside the summer, and stay two or three nights close to the venue and the airport. That fills exactly the nights a beach let leaves empty. It will not carry a poorly located flat on its own, and Paula would not underwrite a purchase on it alone, but for a property within reach of the centre it converts a summer asset into something closer to a year-round one.

Yes, and this is one of the few areas where the question is worth asking.
