The buyer for a house in this valley usually arrives already informed, and that changes how a sale is run. They have played the course as a green-fee visitor, or they rented on one of the terraces for a winter, or a friend two streets away told them a house was coming up. The club draws members from more than twenty nationalities, so the pool is international without being anonymous: Dutch, Belgian, British, Scandinavian and Spanish households who compare a specific street rather than a region. A seller who tries to market to the whole Costa del Sol here is spending money reaching people who were never going to drive inland from the coast road.
What makes a house sit is almost never the house. It is a garden that photographs flat and turns out to be three terraces, an extension nobody can produce a licence for, or a works list the seller has never had priced and therefore cannot discuss. Buyers in a fifty-year-old valley expect to spend on a roof and a pool plant; what they will not accept is being asked to guess. Paula's experience is that the same villa, listed twice, moves at a different speed depending on whether the surveyor's report and the licence file were on the table at the first viewing or produced under pressure at the third.
Who actually buys in this valley
The pool has three layers. The first is people already inside it: owners trading down from a large villa to a townhouse on a lower terrace, or up from an apartment once the family arrives. The second is the club's own orbit, an international membership across more than twenty nationalities plus the green-fee visitors who come back three winters running before they ever look at a listing. The third is the corridor buyer working westwards from Marbella who has decided the coast road is too busy and wants garden instead of sea.
What they cross-shop is specific and short. Atalaya below, for a settled golf address with a different history; Cancelada, if they will trade planting for a village and a postcode; the New Golden Mile, if the beach turns out to matter more than the garden did. Almost nobody views this valley alongside the town centre, and that is worth knowing when you write the listing.
The homes that sell slowly are the ones asking the buyer to take an unpriced risk: an undocumented reform, a terrace with an unexplained crack, a pool whose plant nobody has looked at since the nineties. Sellers here consistently do better by putting the problem and its cost on the table early than by hoping a good photograph carries it past the survey.

Assemble the works file first
Before a photograph is taken, gather everything that documents the building: the original licence, any certificado final de obra, the paperwork for each later reform, the energy certificate and the last community accounts if there is a comunidad. A seller who can hand that folder across at the first viewing is negotiating. A seller who is still looking for it in week six is discounting.

Reconcile the Catastro before listing
Set the escritura, the nota simple and the Catastro record side by side and find the discrepancies yourself. In a valley where terraces have been glazed, garages converted and pool houses added over five decades, there is usually at least one. Resolving it while you control the timetable costs a fraction of resolving it when a buyer's lawyer finds it and the completion date is already agreed.

Step 4
Show the terraces, not the rooms
The plot is what a buyer here cannot change, so lead the viewing with it. Walk them along the boundary, show where the retaining wall stands, point out which part of the garden is genuinely level and where the water goes in an autumn storm. A seller who volunteers the slope reads as honest; a seller who photographs around it reads as somebody with something else undisclosed.

Your lawyer opens that file before completion rather than after, because a municipal calculation arriving late is the most common reason a notary date slips in the last fortnight.

Plan for the non-resident retention
If you are selling as a non-resident, a share of the price is retained by the buyer at completion and paid to the Agencia Tributaria on your account under the non-resident income tax rules, against your capital-gains position. It is a mechanism, not a final bill, and any excess is reclaimed afterwards. Your lawyer confirms the current treatment in writing for your specific sale rather than quoting a figure from a page.
Three things come off a sale here and none of them is a round number. Plusvalía municipal is settled through the Ayuntamiento de Estepona's Gestión Tributaria delegación on Avenida Juan Carlos; a non-resident seller has a share of the price retained at completion and paid over under the non-resident income tax rules against capital gains; and the lawyer and the agency are the remainder. The fourth deduction is the one you control: an unpriced works list is a discount the buyer sets, and a priced one is a discount you set. El Paraíso sits above Atalaya and below the New Golden Mile, and that position holds only for a documented house.

Usually because the buyer has been asked to price something the seller has not. In a valley of fifty-year-old houses, everybody expects works; what stalls a sale is a works list nobody has quantified, an extension with no licence in the file, or a slope the photographs avoided. Buyers here are informed and unhurried, and an unanswered question is easier for them to walk away from than to negotiate. Put the surveyor's report and the licence file on the table at the first viewing and the same house behaves differently.
