Letting here is letting to somebody who wants a tee time. Because El Paraíso Golf sells green fees as well as memberships, an owner can honestly offer a guest access to the 1973 course without holding one, and the members who own that course are the same people living along your street.

That distinction is worth more in a listing than any photograph. On plenty of gated golf addresses a tenant cannot get onto the course at all, because play is reserved to owners or to members holding a share. Here the club describes itself as member owned but open to green-fee players, which means a guest who wants three rounds in a week can have them without anybody bending a rule. Say so plainly and let the club quote its own terms. What you must not do is promise a tee time you have not confirmed, because the people who would hear about it are your neighbours and they hold the title to the fairway.
The guests who suit this valley stay longer than a weekend. Golfers come for a fortnight or a month rather than a Saturday; wintering couples take the shoulder months when the coast is quiet; and there is a demand nobody advertises for, which is owners in the valley itself who need somewhere to live while their own fifty-year-old villa is being rebuilt. In a place where most houses eventually go through works, that third group is steady, local and easy to vet. A house furnished for a month, with storage, a working kitchen and heating that copes with January, serves all three.
The letting year here, and where Estepona's rules sit
The year is wide rather than tall. Without a walkable beach there is no eight-week spike to organise everything around, and the demand that does exist arrives in longer blocks: golf in spring and autumn, wintering residents through the quiet months, and the local traffic of owners displaced by their own building works. A calendar built on month-long stays fills more of the year here than a calendar built on Saturday changeovers, and it costs far less to run.
On licensing, the position as at 27 August 2026 is this. Andalucía regulates viviendas de uso turístico under Decreto 28/2016, de 2 de febrero, with online procedures and a consolidated text published by the Junta's tourism registry, which currently also publishes an August 2026 question-and-answer document on adapting homes that are already inscribed. That last point matters: an existing registration is not a settled state, and this is the municipality's position and the region's as they stand today rather than a statement about what any address will be granted.
The municipal layer is Estepona's, and it is confirmed in writing for the specific property before a listing goes live. Equip the house for a month
Longer stays need different things from a summer week: a kitchen somebody will genuinely cook in, a desk, heating that copes with a wet January, and a lockable owner's cupboard so the house can change hands without being emptied twice a year. Buy furniture that survives a golf bag and a suitcase being dragged across it. The cost of doing this once is lower than refurbishing every second season.

Give directions that start from the old Cádiz road at kilometre 167 and end at your gate, name the terrace and the turning, and say plainly what is not walkable: shops, a chemist, the sea. Set the house rules yourself
Many villas on these terraces are freehold with no comunidad de propietarios, the owners' association that elsewhere sets pool hours and noise limits. That freedom is real, and so is the consequence: nobody else is managing your neighbours' patience. Write your own quiet hours, parking arrangement and pool rules into the booking terms, and hold guests to them, because there is no committee to do it for you.
A home like this earns steadily rather than spectacularly, because the peak weeks a beachfront address commands in August are not available to an inland valley. What it can do instead is hold occupancy across the shoulder months and carry month-long stays that a coastal apartment cannot. Set against that, a detached house on a terraced plot pays for its own garden, irrigation and pool plant with no shared budget to spread them across, and a mature garden is not a small annual line. Can I promise a guest a round on the members' course?

You can say what the club says, and nothing beyond it. El Paraíso Golf is member owned but open to green-fee players, so a visitor is not excluded in principle, which is more than many gated golf addresses can offer a tenant. What varies is availability, notice and price, and only the club can state those. Ask them each season, keep the reply, and quote it. An owner who oversells access here is not annoying a distant operator; they are annoying the neighbours who own the course.

Who rents here while their own house is rebuilt?

Owners in the valley itself, and more often than the market realises. Most houses on these terraces were built in the seventies or eighties, and a serious refurbishment displaces a household for months at a time. Those tenants are local, financially visible, easy to reference and generally uninterested in short bookings, which makes them the least troublesome demand any owner here can serve. A house set up for a month rather than a week is exactly what they need, and they tend to come back with friends.
