Arrival is the whole job. There is no drop-off at the door, no lift from a garage, and in many lanes no vehicle access at certain hours at all. What that regime does not settle is whether a particular address may be let: that depends on the municipality's own position and, separately, on the rules of the comunidad de propietarios in the building. What a home earns here is shaped by two things rather than one. The first is the shoulder season, which municipal attractions keep alive later into autumn and earlier into spring than a beach urbanisation manages. The second is the arrival: a top-floor flat up four flights loses guests that a first-floor flat on the same lane keeps, and no amount of photography changes that. That supports longer stays by people wintering rather than holidaying — a different guest, a different rate structure and a different standard of heating.
