Letting where the community votes on your plans

Almost every home on the New Golden Mile sits inside a gated comunidad de propietarios, so a letting plan here has two gatekeepers rather than one: the Andalucían registration regime, and the owners of your own complex meeting in general assembly. The second is the one people forget.

Guests here arrive by car, which is the opposite of the old town and changes the whole operation. They need a parking bay that is genuinely theirs, a gate code or a remote, and directions from the A-7 rather than from a square. In a complex where visitor parking is scarce, an owner who cannot allocate a space is running a let that generates complaints from neighbours before it generates reviews from guests. Establishing the parking position — in writing, from the community — is the first practical step, and it is the one most often skipped.

The season is beach-led and therefore steeper than in a town. July and August carry the peak; May, June and September are real weeks supported by golf across the seven courses inside Estepona municipality and by family visitors to Selwo Aventura; and the winter is quiet. That shape suits a hybrid: short holiday lets across the warm half and a longer tenancy from October, which needs furniture that survives both and storage the owner can lock. A property equipped only for August spends half the year producing nothing but community fees.

The season on this corridor, and the licence position in Estepona

The demand curve here is a beach curve with two supports under it. Golf spreads bookings into spring and autumn across the seven courses Estepona counts inside its boundary, and Selwo Aventura, the natural animal park run by the Parques Reunidos group, brings family visitors who are not on the sand. Nine beaches along the eastern zone give guests a choice within a short drive. Winter is genuinely quiet compared with the town centre, which is why the hybrid model earns better here than a summer-only one.

On licensing, the honest position as at 26 August 2026 is this. Andalucía regulates viviendas de uso turístico under Decreto 28/2016, de 2 de febrero, with a consolidated text and online procedures for starting, modifying and ceasing the activity published on the Junta's tourism registry, which also runs a public search of registered establishments. What that does not answer is whether your specific address may be let: that depends on the municipality's own position and on the rules of your gated comunidad de propietarios, and in a complex the second can be decisive. This is live regulatory ground that differs by municipality, so nothing is assumed and everything is confirmed in writing before you commit.

How this runs, step by step

  1. Step 1

    Read the community rules first

    Specific to Estepona

Statutes, recent minutes and any resolution about short lets, visitor access, pool hours or key boxes. In a gated complex those documents can restrict what the regional regime would otherwise permit, and the decision belongs to owners rather than to any authority. Paula reads them before a letting plan is written, not after the first booking is taken.

  2. Step 2

    Register with the Junta

    Specific to Estepona

As at 26 August 2026, viviendas de uso turístico in Andalucía are governed by Decreto 28/2016, de 2 de febrero, with a consolidated text and an online declaración responsable published on the Junta's tourism registry. Whether a specific Estepona address may be let is a separate municipal question, and Paula's lawyer confirms it in writing before a listing goes live.

  3. Step 3

    Solve parking and gate access

    Specific to Estepona

Guests arriving by car need an allocated bay, a working remote or code, and instructions that start from the A-7 exit rather than from a town centre. Where visitor parking is limited, agree the position with the administrator in writing. Most neighbour complaints about a let in a gated complex begin with a car in somebody else's space.

  4. Step 4

    Equip for the hybrid year

Summer guests want cooling, blackout and outdoor seating; a winter tenant wants heating, a working table and somewhere to put their own things. A lockable owner's cupboard makes the switch possible without emptying the flat twice a year. Furnishing for only one half of that calendar is the most common reason a corridor property underperforms.

  5. Step 5

    Manage the closed months

Between tenancies a coastal apartment needs its taps run, its terrace drains checked after an autumn storm and its air conditioning serviced before the first hot booking. Paula's management includes those visits, because a problem found in November is maintenance and the same problem found in July is a cancelled booking and a refund.

Earnings on this corridor follow a beach calendar with golf and family attractions widening the shoulders, so a hybrid year usually outperforms a summer-only one. Two things weigh against the gross: a gated community fee that pays for a perimeter, security and shared gardens and therefore sits materially above an open block in the same municipality, and the cost of keeping a closed property in condition through the quiet months. Paula prefers to show an owner the actual booking pattern of comparable managed homes inside the same complex rather than a range for the strip.

Questions about this in New Golden Mile

Where do my guests park inside a gated complex?

In the bay attached to your property, if it has one, and nowhere else without permission. Visitor spaces inside a gated urbanisation are limited and belong to the community, so an owner letting to guests who arrive by car needs the position agreed with the administrator in writing. It sounds minor and it is not: a car left in a neighbour's space is the most common route from a successful let to a community resolution restricting lets.

What happens if the community votes against short lets?

Then the plan changes, and it changes even if a registration exists. The community's own agreements are a separate layer from the regional regime, and in a gated complex on this corridor they carry real practical weight over access, keys and use of shared areas. That is why Paula asks for the statutes and recent minutes before a purchase intended for letting, rather than afterwards. An owner who discovers the position at the first general assembly has bought a different asset from the one they planned.

Is a long winter tenancy worth the loss of flexibility?

On this corridor it usually is, because the alternative is genuinely empty months rather than reduced ones. A beach-led season leaves a real gap from late October, and a tenancy across that gap covers the community fee, keeps the property occupied and reduces the maintenance that an unused apartment quietly accumulates. The cost is that you cannot use it yourself in February and cannot take a late winter booking. Whether that trade is worth it depends entirely on how you actually use the place.
