Buying at Los Flamingos means buying a Benahavís home with an Estepona postal address. The approach road, the supermarkets and the school run all point coastwards, while the works licence, the IBI and the plusvalía follow a village town hall inland. Read the municipality off the nota simple first.

The valley was landscaped around three courses and a palace hotel before a single house was drawn, and the housing then filled the terraces that were left over. For a buyer that ordering matters more than any brochure. Fairway plots sit low and level with very little privacy from play; the view plots on the shoulders above hold the sea angle but arrive by a steeper internal road. There is no period stock here, no village core and no unserviced plots, so the usual Costa del Sol conversation about a cheap old house with potential simply does not arise. What passes for a project in this valley is a villa from the 2000s whose interior has dated faster than its structure.

The second decision is administrative, and buyers get it wrong routinely. Everything a resident touches day to day — the coast road, the Cancelada shops, the schools down at San Pedro — belongs to Estepona, and so does the postal address. The nota simple does not. Your works licence, your IBI and, when you eventually sell, the plusvalía municipal are all Benahavís, whose town hall sits up the valley rather than on the coast. That is not a problem. It is a fact your lawyer should confirm in writing before the arras are paid, because a buyer who assumes Estepona will file in the wrong place at least twice before anyone corrects them.

What is actually on the market in this valley

Stock here is younger than almost anywhere else in the municipality and it comes in two shapes. Large detached villas of the last twenty years take the terraces and the shoulders; gated apartment and townhouse phases with communal pools, lifts and underground parking fill the ground between them. There is no cortijo conversion, no village fabric and no unserviced plot. The practical consequence is that a purchase here is rarely about potential and almost always about specification, orientation and which fairway lies under the terrace.

You are bidding against a foreign field. Of the 9.765 people registered in Benahavís, 6.044 hold a foreign nationality, and the largest single group is British. In this valley the mix leans further towards northern-European second homes: buyers who fly in for golf weeks, expect the garden already cut and are indifferent to whether the postal address says Estepona. That shortens negotiations, and it means condition and readiness carry more weight than they would in a market of relocating families.

    Read the municipality first

    Specific to Benahavís

All three courses in this valley are registered under Benahavís by the Andalusian tourism board, and the deeds follow the same line. It takes ten minutes, and it settles which town hall you will deal with for as long as you own the house.

    Establish which course you overlook

    Flamingos, Alferini and Tramores are three different products behind one address. Tramores plays eighteen holes to a par of 63 over 3.468 metres and is described by the tourism board as quick and forgiving; the other two play long. A terrace above a short forgiving hole and a terrace above a championship fairway are not the same house, and the listing will usually say only golf views.

    Measure the distance to the hotel

    A five-star hotel operates inside the same valley. It is the reason services run in February and the reason coaches and transfer cars use the internal roads through August.     Read three years of accounts

    Almost everything built here sits inside a comunidad de propietarios — the owners' association — with pools, lifts, underground parking and long retaining walls to maintain. Ask for three years of accounts, the last two sets of minutes and the reserve fund position. On engineered terraces the retaining structures are the line that turns into a derrama nobody budgeted for.

    Lawyer, searches, then arras

    Appoint a lawyer who was not introduced by the selling agent, and let them run the searches before any money moves. The reservation and the arras contract are where your position is fixed, so the licence history, the charges on the title and the community's debts belong before your signature rather than in the weeks between signature and notary.

  6. Step 6

    Notary, escritura, then the village file

    Specific to Benahavís

    You sign the escritura pública before a notary of your own choosing and register the purchase. Then the municipal side moves inland: the IBI record, the padrón if you register as a resident, and any future works licence all sit with Benahavís. Set that up in the first month rather than discovering it when a bill fails to arrive at the coastal address.

On top of the agreed price a resale purchase carries Andalucía's ITP transfer tax, while a new-build carries IVA plus AJD; Paula's lawyer confirms the applicable rates in writing before you commit, because they change. Add notary, Land Registry and legal fees, then the community's first charges, which on an engineered terrace with lifts, pools and long retaining walls sit materially above those of a flat, ungated block elsewhere in the same municipality. The municipal side — IBI now, plusvalía on a later sale — is settled at Benahavís, not at the Estepona counter your postal address suggests.

Fairway plot or view plot — which suits me better?

It depends on what you are willing to trade. Fairway plots are level, easy to garden and easy to arrive at, but play passes close and the sea is usually hidden by the terracing in front. Plots on the shoulders above hold an open sea angle and far more privacy, at the cost of a steeper internal road and, in winter, a colder terrace after four o'clock. Paula's advice is to stand on both at the same hour on the same day before deciding.

Are the internal roads busy with hotel and coach traffic?

In July and August, yes, on the roads that serve the hotel entrance. A five-star resort inside the same valley brings coaches, transfer cars and event traffic, and the internal network was laid out for residents and buggies rather than for that volume. The effect falls off sharply with distance from the entrance, which is why two otherwise comparable houses can live very differently. It is also the reason the valley still has open kitchens and staffed services in February, so the traffic is the cost of the winter.

What separates two villas here that look identical?

Four things, and none of them are in the photographs. Which of the three courses lies below the terrace, and which hole. Whether the sea angle survives the terraces stepping down in front, or is closed by a neighbour's roof. How far the house sits from the hotel entrance, in August as well as in February. And what the comunidad's accounts say about the retaining walls holding the plot up. Paula records all four before comparing one asking price with another.
