The first thing to understand is who else is renting a bed in this valley. A five-star hotel operates on the same internal roads, with a concierge, a spa and a kitchen brigade, and it sets the service level every guest silently compares you against. That is not a reason to avoid letting here; it is a reason to let differently. A private house wins on space, on a kitchen a family can actually cook in, and on a group of four or six sharing one address rather than three rooms. It loses on breakfast and on somebody answering at two in the morning, which is precisely the gap a managed let is supposed to close.
The second is the calendar, which is not the coastal one. Guests here come to play Flamingos, Alferini or Tramores, so the strong weeks fall in autumn and spring while the coast is quieter, and deep summer is the softer patch because the courses are uncomfortable in the heat. An owner who prices this valley on a July-and-August model will misprice ten months of the year and be disappointed by the two they were counting on.
Letting weeks in this valley, and the Andalusian register
The regulatory position is clear and worth stating plainly. Holiday letting in Andalucía runs under Decreto 28/2016 de 2 de febrero: you file a declaración responsable before operating, the home is entered in the Registro de Turismo de Andalucía, and the decree sets both the equipment list and the capacity. A whole dwelling may take up to fifteen guests and no more than four to a room. In a valley where the typical guest is a golf group rather than a couple, that room-by-room limit shapes which houses can take which bookings, and it is worth checking against your actual layout before the first advertisement goes live.
The commercial position is shaped by two things a coastal owner does not deal with. First, the season is inverted relative to the beach: autumn and spring carry the demand, deep summer softens, and February holds up because the hotel keeps the valley staffed and open. Second, you are letting alongside a five-star resort with a concierge desk. Guests arrive through controlled entrances, on roads shared with hotel transfers, often after a late flight and always with luggage and clubs. Usually, but the arithmetic is set by the decree rather than by your furniture. Andalucía allows a whole dwelling to take up to fifteen guests, with no more than four to a room, so a four-bedroom house can be registered for a group of eight comfortably and more only if the rooms genuinely support it. In this valley the typical booking is two or three fourballs travelling together, which is exactly the size that outgrows a hotel and fits a house. Confirm the registered capacity before you advertise a number.

Does a tournament week fill or empty my calendar?

Both, which is why Paula prices those weeks separately. Competition weeks on the Flamingos course bring visitors who need beds near the first tee, and demand is real. They also bring temporary infrastructure, marshals and closed internal roads, so an ordinary family arriving with a hire car and luggage has a worse experience than they would have had a week either side. The practical answer is to decide, per week, whether you are selling to the tournament or avoiding it, and to say so in the listing.

Which months are genuinely hard to fill here?

Deep summer, which surprises owners who bought a house in July. The courses are uncomfortable in the heat, golf visitors travel in autumn and spring instead, and the guests who do come in August are usually beach-led and would rather be nearer the water. December and January are quiet too, though less so than on a purely residential hillside, because the hotel keeps restaurants and services running through the winter. The reliable weeks are late September to November and March to early June.
