Los Flamingos is a golf-resort hillside a little over two kilometres inland from the Estepona coast road and, despite the marketing, it lies inside Benahavís municipality. Three courses — Flamingos, Alferini and Tramores — wrap a five-star palace hotel and the villas terraced above it.

The place is a resort first and a neighbourhood second, and it is honest about that. A single valley was landscaped around three courses and a palace-style hotel, and the housing was laid out afterwards on the terraces left over: fairway plots at the bottom, view plots on the shoulders above. The address most buyers are given is Estepona, because that is where the approach road and the nearest supermarkets are. The Ayuntamiento, the works licence and the tax file are Benahavís, which the official Andalusian tourism register confirms for all three golf clubs.
Stock is newer than almost anywhere else in the municipality. The dominant products are large detached villas of the last twenty years and a series of gated apartment and townhouse phases built alongside them, most with communal pools, underground parking and lifts — a specification that reflects resort development rather than organic growth. There is effectively no period stock, no village core and no small plots. What passes for renovation stock here is a fifteen-year-old villa with an interior that has dated faster than its structure.
The golf is not one product. Flamingos is the tournament course, with the European Seniors of 2002, 2003 and 2004 and the 2010 Open de España Femenino behind it; Alferini is the long, competition-scaled layout; Tramores is a par-63 of 3,468 metres, deliberately quick and forgiving, which the tourism board describes as suited to juniors and improvers. Owning above a fairway here therefore says almost nothing about the golf under your terrace until you ask which course it is.
The honest caveat is dependence. Services, dining, security and much of the winter life come from the resort operation rather than from a town, so what happens to the hotel matters to residents in a way it never would in Estepona old town. Prices sit in the upper part of the Benahavís ladder — above la-quinta, below el-madronal and la-zagaleta — and, across the boundary, level with new-golden-mile and above el-paraiso. Sea angle and course frontage account for most of the spread.
This is twenty-first-century resort building, and it reads that way. Villas are large, flat-roofed and glazed towards the sea, set on graded terraces with retaining walls doing much of the design work; the apartment and townhouse phases beside them are three or four storeys, rendered white, with communal pools and underground parking. Plots are engineered rather than inherited, which means level gardens but also long boundary walls. There is no Andalusian village stock, no cortijo conversion and almost no pre-1990 building. Renovation here means interiors and plant, not structure.
In February the courses and the hotel keep the valley working, which is the practical argument for buying here rather than on a purely residential hillside. Most residents eat inside the resort or drive ten minutes down to the coast road for the Cancelada and Benavista shops; the school run goes the same way, towards San Pedro or Estepona. Nothing is walkable in the ordinary sense — the internal roads are for cars and buggies. The sound is irrigation, greenkeeping machinery early, and in tournament weeks a public-address system.
It suits buyers who want a serviced, low-effort second home with golf under the window and a hotel concierge two minutes away — people who fly in, unlock and expect the garden already cut. It suits families with young children who value a controlled perimeter. It does not suit anyone looking for Spanish daily life: there is no plaza, no bakery queue, nothing that is not part of the resort. It also does not suit buyers who want an Estepona tax file, because the Ayuntamiento here is Benahavís.

What moves the price here
This is the premium end of Benahavís without being its top: above La Quinta, La Alquería and Benahavís, and below El Madroñal and La Zagaleta, which are gated estates on far larger plots. Read across the municipal boundary, it sits level with New Golden Mile, the Estepona corridor it is usually advertised inside, and above El Paraíso, its nearest established golf neighbour.
Which of the three courses a plot fronts, how much open sea the terrace actually holds once the hillside steps down, and whether the house is villa-and-plot or an apartment inside a phase with a shared budget. Build year matters less here than almost anywhere in the municipality.

Because everything a resident uses day to day is on the Estepona side: the coast road, the supermarkets at Cancelada and Benavista, the beach. The municipal boundary runs behind that strip, and the official Andalusian tourism register files all three golf clubs under Benahavís. The distinction is not cosmetic. It decides which Ayuntamiento issues a works licence, which office calculates plusvalía municipal when you sell, and which IBI rate applies to the property.

Which of the three courses should I look for?

It depends what you want under the terrace. Flamingos is the course with a tournament record, including the European Seniors and the 2010 women's Spanish Open, so it plays and looks like a competition venue. Alferini is the long layout built for scale. Tramores is a par 63 of 3,468 metres, described by the regional tourism board as fast and suited to juniors and improvers — quieter, greener and busier with families. A fairway view is not a single product here.

Can I walk to the beach from Los Flamingos?

Not realistically. The valley sits a little over two kilometres inland of the coast road, and the ground between drops through golf and internal roads that are designed for cars rather than pedestrians. In practice residents drive down, which takes a few minutes outside August. If a short walk to sand is a requirement rather than a preference, the front-line strips around El Padrón or the Estepona seafront answer it properly and this hillside never will.

What happens here in winter when the coast empties?

Less than you would fear, because the resort is the employer. Golf runs through the winter on this coast, and a five-star hotel operating inside the same valley keeps restaurants, maintenance and security staffed when a purely residential urbanisation would be dark. The trade-off is that the winter life on offer is resort life: there is no bar with a Spanish clientele, no market day, no village. Owners who want that drive to Estepona old town or up to Benahavís village.

Is the housing here new enough to skip a survey?

No, and the reason is specific to a hillside resort. Most of the stock is under twenty-five years old, so structure is rarely the issue; retaining walls, drainage and pool plant are. Terraces here were engineered out of a slope, and water finds the joint between a graded platform and the natural ground. A survey that looks at the garden retaining structures and the storm drainage is worth more here than one that counts cracks in the render.
