Underwriting Málaga on November, not on the Feria

Málaga is underwritten on residents rather than on visitors. The Feria, the cruise berths and Semana Santa fill the streets, but the tenant who pays in November is a worker, a student or a family, and since new nightly registration is suspended on residentially zoned land, that tenant is the whole case.

An investment flat in this city is defined by a walk, not by a view. Metro line 1 reached Atarazanas in March 2023 and Málaga-Centro-Alameda is the terminus of the Cercanías C-1, so the addresses that let themselves are those within a genuine walk of a platform, a faculty gate or a hospital entrance. On the coast the equivalent question is the distance to the sand, and it is answered once a year. Here it is the distance to the thing a tenant does every working morning, and it is answered every working day of the year. That is a far more stable measurement to underwrite, and it is the first thing Paula tests on foot.

The second thing that separates an urban case from a coastal one is that the asset keeps working when the weather stops. A Centro flat has a tenant in February because the tenant has a job in February. That cuts both ways: there is no summer premium to harvest either, and a building in the old streets carries the costs of an old building — a lift with a maintenance history, a façade that will eventually be voted on, a stairwell that has to pass an inspection. Paula reads a block's minutes as an operating statement before she reads the floor plan, because in this city the building, not the flat, generates the surprises.

Demand shape and liquidity in Málaga

The Málaga year is a set of spikes laid over a base that never goes away. The Feria runs nine days from the first Friday after 10 August; Semana Santa fills the centre; and the port, third in Spain for cruise reception, lands its passengers at Muelle Uno, opened in 2011. None of that is what you underwrite. The base is: residents who need a home in November, students who need a room in September, staff who arrived for a job. A flat that only performs during the spikes is not an investment in this city.

Liquidity is the second half of the case, and here it is real. A district's flats are comparable enough that the valuation argument is short, and the buyer at the far end is a resident rather than somebody who has to fall in love with the terrace. What caps the return is regulation: a three-year suspension of new tourist-flat and hotel licences on residentially zoned land came into force in mid-2026, so the nightly premium is closed to a new entrant on that ground. Underwrite the long let and the case still stands.

    Walk the tenant's morning yourself

    Leave the flat at half past seven on a working Tuesday and go where the tenant would go. Time the platform, the campus gate, the school door. An address that reads well on a map can be separated from the network by a hill, a dual carriageway or a river channel, and the tenant will discover that in week one rather than in year three.

    Price the block's liabilities

    Ask what the building owes itself. A lift that will need replacing, a protected façade awaiting a vote, a stairwell facing an inspection: each of these is a future call on the owner, and in the older districts at least one of them is usually pending. Read three years of minutes and treat the answer as part of the entry price rather than as a later inconvenience.

    Test the exit buyer first

    Name the household that buys this flat from you in seven years, and check that it exists today in the same district. A flat that only works as a nightly let has an exit limited to other investors; a flat that suits a resident family has an exit into the largest pool in the city. Choose the second one, even when the first looks better on paper.

What drives the return here is occupancy that does not depend on a season, and what caps it is a regulated income ceiling and an ordinary place on its own ladder. On the regional ordering the city ranks behind Nerja and ahead of Torremolinos, and that says less than the drivers do: a district with a platform, a lift and a sound building outperforms a better address without them. Where they matter is the other way round: an address that is charming in April can be unlivable during the Feria, and a flat above a cruise-fed street has a different resale audience from one two blocks inland. Walk both, in both weeks.
