That resident floor is the reason Manilva behaves differently from a pure resort address. A municipality with 1,208 registered businesses, three population centres, schools, two health consultories and a weekly market is a place where things stay open when the visitors leave. For an owner, the practical effect is a second demand channel: not only the family taking a fortnight in August, but people working, retiring or relocating who need somewhere for a year. Those two tenants want different homes in different nuclei, and an investor who has not decided which one they are buying for tends to end up with a property that half-serves both.
The second structural fact is competing supply, and it is the honest counterweight. Residential construction has been the leading sector of this local economy for decades, and the hillside between the pueblo and the 7.8 kilometres of coast is full of urbanisations of every vintage. New phases keep arriving. That keeps the market liquid and keeps entry accessible, and it also means a resale is rarely the only option a buyer has in that price posture. Choose the tenant before the flat

Take three years of accounts and minutes, and identify deferred works before you model a single week of income. On this coast, pools, lifts, retaining walls and pumped water systems are the items that produce levies, and a young owner with a thin margin is the person a levy hurts. A community with a track record of maintaining as it goes is worth paying for.

Before committing, look at what is being built and licensed in the same part of the municipality. Because construction is the leading local sector, a resale in five years may be standing next to a phase that did not exist when you bought. Buy the position that a new phase cannot replicate — the front row, the corner plot, the walk to the market — rather than the specification, which it can.

Fix the letting form early
A long residential tenancy and a short tourist let are governed differently, taxed differently and require different paperwork, and the decision changes which flat you should be buying. Settle it before the offer, confirm the regulatory position that applies on the day, and build the numbers on the form you have actually chosen rather than on the better of the two.
What drives return here is occupancy across two separate demand channels rather than a high headline rent — the summer peak on top of a resident base that does not leave. What caps it is supply. Construction has been the leading local sector for decades and new phases keep arriving, so a home with no distinguishing feature is always competing with something newer at a similar posture. Manilva sits in the coast's entry band with Casares Costa and below Puerto de la Duquesa, which is why the running costs — community charges, IBI, management — weigh more heavily on the arithmetic here than they do further up the ladder.
