Two questions decide most Manilva sales, and neither is about the house. Does the Catastro entry match what is physically built, and is your street maintained by the Ayuntamiento de Manilva or by your own community? The reason those two questions bite here is the shape of the municipality. Residential construction has been the leading sector of this local economy for decades, so the hillside between the ridge pueblo and the 7.8 kilometres of coast is a patchwork of urbanisations built at different times under different arrangements. Some have their roads, lighting and water maintained municipally; others carry all of it themselves. A buyer's lawyer will establish which within days of the arras, and a seller who has not established it first is answering under pressure. The same applies to closed terraces and rooms added under a porch, which are common on this stretch and which a diligent buyer will price.

The second thing that shapes a Manilva sale is that your buyer pool is not one pool. San Luis de Sabinillas draws people who want a working town on the flat, with shops and schools; the ridge pueblo draws people who want an older house, quiet and a long view; El Castillo draws a small number who want the fort, the harbour and the scale of a village. Market the wrong one to the wrong audience and the property simply sits. Who buys in Manilva, and what they compare it with

Your buyer is usually one of three. There is the resident household, and the municipality's own recent approval of more than a hundred price-limited homes at Coto del Real is a fair indication that local demand for housing is real. And there is the investor buying into the volume end of this coast, who will read your community accounts more carefully than your kitchen.

What they compare you against matters as much as who they are. Manilva sits in the coast's entry band beside Casares Costa in the neighbouring municipality, and a step below Puerto de la Duquesa, which has the marina and the walkable front that Manilva's own centres do not. A home here that is merely adequate is competing with a great many merely adequate homes at a similar posture, and it will sell on price. A home with something a new phase cannot copy — the front row, the long ridge view, the walk to the market in Sabinillas — is the one that sells on more than price, and it is the one worth preparing properly.

    Prepare the non-resident retention

    If you are selling as a non-resident, a retention against capital-gains tax is withheld from the price at completion and paid over by the buyer on Modelo 211. It is a mechanism, not a cost estimate, and your lawyer models what it means for your net position beforehand. Bring your NIE, your original purchase deed and the invoices for improvements you intend to claim.

    Settle plusvalía and hand over

    Plusvalía municipal, the tax on the increase in the value of the urban land, is settled with the Ayuntamiento de Manilva and not with any other town hall on this coast. Arrange the certificate of no community debt, the meter readings and the transfer of utilities for the day of the notary, and hand over keys, community contacts and any warranty paperwork in one file.

What comes off a Manilva price is mechanism rather than a total. A non-resident seller has a retention against capital-gains tax withheld at completion and paid over on Modelo 211. Plusvalía municipal is settled with the Ayuntamiento de Manilva. Then the lawyer, the agency, the energy certificate and any regularisation the Catastro reconciliation turns up. Because Manilva sits in the coast's entry band with Casares Costa, those fixed items weigh more heavily against the price here than they do further up the ladder — which is precisely why sorting the paperwork first pays for itself.

Why is my Manilva home compared with Casares Costa?

Because they sit in the same band on the same coast and share a boundary. A buyer with a fixed commitment looking at this end of the Costa del Sol will genuinely view in both municipalities on the same weekend, and will also look a step up at Puerto de la Duquesa for the marina and the walkable front. Knowing that shapes how you present: do not argue that Manilva is something it is not, argue what your particular nucleus and your particular street give that the alternatives do not.

Does an unadopted street stop a sale in this municipality?

It does not stop it, but discovering it late will cost you. Where roads, lighting or the water network are maintained by the community rather than by the Ayuntamiento de Manilva, that is a permanent annual cost the buyer inherits, and a careful lawyer establishes it within days of the arras. Sellers who put the answer, and the community's actual spending on it, in the file before the first viewing usually keep the price. Sellers who let the buyer find it usually renegotiate.

Is a ridge house harder to sell than a Sabinillas flat?

It is slower, because the audience is smaller and more particular, not because the houses are worse. Sabinillas is the volume market: a lot of buyers at every point of the year, and a flat that is competitive sells on ordinary terms. The ridge asks for someone who wants an older house, a car for everything and a long view, and there are fewer of those in circulation at any moment. The answer is to market to that person specifically and to price for patience rather than for speed.
