That is the whole letting proposition, and it means the flats that let best are not necessarily the ones with the best water view — they are the ones with a lift, storage and a parking space close to the door.

A flat on these quays earns its best weeks when the polo and the boat traffic are here, and very little in the weeks either side. Because the estate empties in winter, the calendar behind that peak is usually filled by a longer tenancy rather than by weekend bookings. Elsewhere on the estate a car is required for a litre of milk, which is exactly why families who rented in the upper sectors one year often book down here the next. Out of season the picture thins, so tell guests honestly what is open in February.

Is a long tenancy better than short lets on the quays?

For many owners here, yes for most of the year. The short-let peak is narrow and concentrated around the summer weeks, while the rest of the calendar on these quays is carried by people working across the Gibraltar frontier who want a twelve-month agreement. A hybrid — peak weeks short, the remainder on a longer contract — is workable but needs the community's position settled first, and it costs more in changeovers than owners expect.
