Torremolinos lets in short bursts rather than long weeks. The airport is minutes away by rail, the congress centre brings midweek visitors out of season, and the Carihuela restaurants keep the front busy in winter. The result is high turnover across more of the year, and an operation that lives or dies on changeovers.

The single operational fact that defines letting here is proximity to the terminal. A guest can land and be in the flat without hiring anything, which makes a two- or three-night stay worth booking — and a two-night stay is a completely different business from a fortnight. Linen, cleaning, key handover and guest communication happen several times a week rather than once, and the margin sits in how well that is run rather than in the nightly rate. Owners who arrive from a Saturday-to-Saturday market elsewhere on the coast consistently under-resource the changeover, and the reviews say so before the accounts do.
The second fact is that the letting year is not the same in every barrio. Along the Carihuela front the restaurants trade through the winter, so a flat there has guests in months when a beach-only address is empty. In Playamar and the Bajondillo towers the pattern is closer to the classic coastal summer. Behind and above, on the Montemar shelf, the honest answer is often a long tenancy rather than a tourist let, because the demand there is residential. Decide which of those three you own before you choose a regime, because the paperwork and the tax treatment follow from that choice, not the other way round.
Three letting calendars in Torremolinos, and the licence position as at August 2026
Take the regulation first: it is the part that dates. As at 26 August 2026, Andalusian tourist letting is governed by Decreto 28/2016, which sets the technical requirements, the declaración responsable, entry in the Registro de Turismo de Andalucía and the obligation to quote the registration code in advertising, and excludes a let of more than two continuous months to one tenant. Since 3 April 2025 the Ley de Propiedad Horizontal has also required three-fifths approval by owners and quotas before letting begins in a building under horizontal division. What no page can responsibly state is what this particular town hall will grant at a particular address. Municipal positions on the coast differ and are under revision — new licences are reported suspended in Marbella municipality — and Torremolinos is at the same time drafting a replacement general plan, which is precisely the instrument that classifies use. Treat the municipal answer as something to obtain in writing on the day, and make it a condition of the purchase where letting is part of the plan.
The season itself is three seasons stacked. Summer along the Bajondillo and Playamar front behaves like the rest of the coast. Winter along the Carihuela front behaves like a small restaurant town that happens to be on a beach. And the shoulder months carry a midweek, two-night visitor drawn by the congress centre and the airport. Very few coastal addresses on this stretch can plausibly play all three, and none of them will do so by accident.

Solve the walk from the platform
Specific to Torremolinos
Because most guests arrive by rail rather than by car, the listing has to answer one question precisely: which halt, and how far to the door with a suitcase. Five sit inside this municipality and they are not interchangeable. Write the walk out in minutes, name the halt, and say plainly whether there is parking. Ambiguity on that point produces the worst reviews this town generates.

Equip for turnover, not for a fortnight
Specify the flat for a guest who arrives late, stays two nights and leaves early: robust linen in multiples, a self-check-in that works at midnight, fast connectivity for the midweek business visitor, and a cleaning contract priced per changeover rather than per week. Give guests something to do on a wet afternoon too — the old tower and the seafront walk are five minutes apart.
What a home like this earns is a function of turnover rather than of a headline week. A flat on the Carihuela front earns its best nights in high summer, but unlike much of this coast it keeps earning through the winter because the restaurants around it stay open. What erodes the result is equally local: the cost of servicing several changeovers a week, an unresolved parking answer, and a share of the building's façade and lift programme in blocks now sixty years old. Does a two-night booking pattern change how I staff cleaning?

Completely, and it is the most common thing owners get wrong here. A fortnightly let needs one changeover; a town of short airport-driven stays can need three or four in the same period, at unpredictable hours, including Sundays. That means a contracted team rather than a neighbour with a key, laundry capacity in multiples, and a check-in that works without anyone being present. Price the changeover as the main operating cost of the property, because that is what it is.

Will a flat in La Carihuela let through the winter?

It has a far better chance than a beach-only address, because the reason to be there in January is the street rather than the sand. The seafront restaurants trade year-round, the quarter is flat and walkable, and the trains run whatever the weather. That does not make winter a second high season, and nobody should model it as one. It means the calendar has fewer completely empty weeks, which over a year matters more than a higher August rate.
