Two calendars run over one another here, and they belong to different guests. The Spanish summer is the loud one: Torrox Costa is a settled domestic holiday destination and July and August behave accordingly, with the promenade full and the blocks at capacity. The quieter calendar is the one that actually distinguishes this strip. A municipality holding one of the largest German resident populations in Spain also draws long northern-European winter stays, so a well-equipped flat can be occupied in months when much of the western coast is shut. Underwrite two calendars separately
Specific to Torrox
Build the model as two lines rather than one. The domestic Spanish summer fills July and August at capacity; the long northern-European winter stay fills months either side of Christmas at a lower nightly figure and with almost no changeover cost. They attract different guests and need different equipment. An asset that performs on only one of those lines is worth materially less than the strip's headline suggests.

Buy the building, then the flat

On a strip of near-identical apartments the variable that moves value most is the comunidad. Read three years of accounts and minutes, establish what has been completed and what has been approved without yet being levied, and check the reserve fund. A block whose façade, lift and pool plant are already renewed carries a lower cost of ownership for a decade, and it resells faster when you want out.

Confirm the letting route first
Do not assume a letting plan works. Andalusian tourist letting rests on Decreto 28/2016, which requires a licencia de ocupación and entry in the Registro de Turismo de Andalucía, while a letting of more than two continuous months to one tenant falls outside that decree entirely. A winter stay may therefore sit in a different legal regime from a summer week. Establish which applies before the arithmetic exists.

Comparables are a genuine advantage here and a genuine ceiling. A valuer will find parallels in the same street, which keeps finance and resale straightforward, but it also means an unusually good refurbishment recovers less than it would in a scarce market. Model the road, not the map
There is no Cercanías service east of Málaga city, so every guest arrival and every viewing is a drive. That lengthens the practical distance from the airport and filters the tenant pool towards people who bring or hire a car. Drive the route once at the end of a July weekend, before you accept the assumption that transfers here are easy to arrange.

Set a holding period and keep it
Decide the exit before the entry, and give it enough years to sit through a slow winter or two. Paula's read on this strip is that the result comes from a low, well-chosen entry inside a well-run building held for a decade, not from trading a standard flat quickly. If you need liquidity inside two years, the stronger candidates on this coast lie further west.
What drives return here is the length of the season rather than its intensity: a flat that takes both the domestic summer and a long winter stay is occupied across far more of the year than a beach-only address further west, and it is bought at the accessible end of its own region. What caps it is equally plain. The stock is standardised, so there is no scarcity premium to capture; the buildings are old enough that capital demands recur; and the road distance from the airport never shortens. Do winter residents really fill the low season here?

They lengthen it rather than fill it, and the distinction matters. Torrox holds one of the largest German resident communities in Spain and 8,554 foreign residents on its register, so the promenade stays in use through the winter and long stays are a real product. That is not the same as a full calendar. A winter stay earns less per night than an August week and requires heating, storage and a flat somebody could genuinely live in. Model it as a longer occupied season at a lower intensity.
