The first thing to be clear about is what kind of demand this village actually has. Coaches and cars come up from the coast through the morning, the lanes fill, the craft shops trade, and by early evening most of that money has gone back down to Nerja to sleep. The statistical service does not publish hotel or hostal capacity for Frigiliana at all, using the note it reserves for a municipality with fewer than five tourist establishments. So the overnight market is carried almost entirely by private houses, which is an opportunity and a warning in one: there is no professional competition, and equally no professional infrastructure to ride on.

The second is supply, and it is genuinely fixed at the top of the hill. The upper quarter cannot grow — its footprint is a network of stepped lanes hemmed in by the slope — and where a historic set is formally declared, Ley 16/1985 obliges the municipality to draft a special protection plan for the area, which governs what may be altered thereafter. The terraces below have some room and produce most of the modern stock. An investment case built on the upper lanes is therefore a scarcity case; one built on the terraces is a case about the wider village, and the two behave differently on the way out.

Demand here has an unusual shape: high daily volume, low overnight conversion, and a long shoulder. The lanes are busy from mid-morning through much of the year rather than only in summer, which supports the shops and the restaurants and therefore supports the village's reputation, but the visitors themselves largely sleep on the coast. Where a beach town's season is a curve with a summer peak, Frigiliana's is closer to a plateau with a spike on the last weekend of August, when the Festival 3 Culturas takes the whole village. Spring and autumn walking weather does more for a letting calendar here than July does.

Liquidity is the honest constraint. A municipality of roughly 1,380 principal dwellings does not produce a steady stream of comparable trades, so a resale depends on the arrival of a specific buyer rather than on the market clearing at a price. That cuts both ways. Scarcity is real and it is protected — the upper quarter cannot be extended, and where a historic set is declared the municipality is obliged to plan for its protection — but scarcity only pays on exit if somebody is waiting.     Underwrite the fabric, not the view

    Every euro of upside on an old house is spent twice if the structure surprises you. Have the roof terrace, the party walls and the drainage examined by someone who knows how these houses are built, and add a contingency that assumes materials arrive slowly. Nothing shortens a holding period faster than a first-year repair nobody budgeted for.

    Model February as well as August

    The village is genuinely open in winter, which is rare on this coast and is part of the case for owning here. It is not the same as being busy. Build the model on a short concentrated season, a usable spring and autumn for walkers, and a quiet winter that still costs money in standing charges, insurance and somebody to look at the house.

    Set the horizon in years

    Decide the holding period before you buy and make it long enough to survive a slow sale, because the queue of buyers for a village house forms slowly and cannot be hurried by price alone. What drives value here is scarcity of a particular kind: a protected hillside quarter that cannot be extended, in a village whose name is searched by people who have already been. What caps it is equally clear. The buyer pool for a house reached on foot is narrow, works are funded alone because there is usually no comunidad reserve behind you, and the letting calendar is short and concentrated rather than continuous. Does Frigiliana day-visitor traffic turn into overnight demand?

Only partly, and an investment case should assume the smaller figure. The village receives visitors through the middle of the day for much of the year, but the statistical service records no significant hotel or hostal capacity here, which tells you where those people sleep: down on the coast. What the daytime crowd genuinely delivers is a village that stays commercially alive out of season, with shops and restaurants trading in February. That supports the value of a house. How long does a resale realistically take in Frigiliana?

Longer than on the coast below, and for a structural reason rather than a market one. With roughly 1,380 principal homes in the municipality there is no continuous flow of buyers for any particular type of house, so a sale waits for a person rather than for a price. A well-presented house with clean paperwork and vehicle access moves reasonably; a one-off building up a lane can wait a season or two for the right person to walk into it. Plan the holding period accordingly.

Is a house with no vehicle access a weaker holding here?

It is a narrower one, which is not the same thing. Vehicle access is the single feature that decides how many people can consider a Frigiliana house at all, so a house without it competes for a smaller audience and will usually take longer to sell. Against that, the houses nobody can drive to are the ones that carry the character people came for, and they cannot be replicated by new construction. Buy one deliberately, with a long horizon, or do not buy one at all.
