Benalmádena Costa is a seafront strip along Avenida Antonio Machado with no old centre of its own, so a purchase here is decided by position within the strip: first line, second line, or terraced up the slope looking over the roof in front. Puerto Marina is a separate case entirely.

The first thing to settle is the line. On a strip that rises steeply behind the shore, the difference between a flat that faces open water and one that faces the roof of the block in front is a matter of a single row, and it is not something a photograph taken from a balcony will ever tell you. Walk out onto the terrace, look level rather than down, and establish what is between you and the sea and whether it could ever be built higher. Prices, resale speed and letting demand all follow from that one sightline, and buyers who resolve it early stop wasting weekends on the wrong buildings.
The second is what the building stands on. Puerto Marina was built with residential quays inside the harbour itself, which means a home there sits on marine structures and the comunidad de propietarios carries obligations that no inland block ever faces. That is not a reason to avoid it — it is one of the genuinely unusual products on this coast — but the community's remit, its reserve fund and its maintenance record deserve a specific reading rather than a glance. Elsewhere on the strip, the equivalent question is simply the decade the tower went up.
What is on the market along the strip, and who wants it
The supply is apartments, and it separates into three products rather than one. Closest to the sand stand the towers of the coast's opening decades, generously sized, well positioned and now at the age where major works are a live subject. Behind and above them, denser blocks from the eighties and nineties step up the hill, which is where most of the transactions actually happen. Inside the harbour, Puerto Marina offers whitewashed low-rise built as quays and islands, a genuinely unusual product with a small supply and its own community obligations. Villas exist only on the upper terraces and are scarce.
The buyer beside you is usually international and usually part-time. This is one of the coast's most established second-home markets, with Nordic, Dutch, Belgian, British and domestic Spanish buyers competing for the same flats, alongside investors who want a property that lets through the summer. The consequence is that well-priced, well-positioned units move quickly in spring, and that anything with an unresolved works question sits regardless of the view. Being ready — lawyer instructed, funds available, NIE in hand — is worth more here than a clever opening offer.

Establish for each candidate whether it stands on the seaward side of Avenida Antonio Machado, directly behind it, or on the terraces climbing the slope. Then check what sits in the gap. On this strip a single row decides whether you own a view or a rooftop, and it is the one variable you can never renovate your way out of afterwards.

For anything inside Puerto Marina, ask what the community is responsible for beyond the walls: quays, moorings, the water itself. Marine works are a different order of maintenance from a garden and a pool, and the answer belongs in the community's statutes and its accounts rather than in a sales conversation on a quayside terrace.

Take the year of construction from the Catastro entry and the works history from the community minutes. The towers nearest the sand belong to the coast's opening decades, and buildings of that age reach the point where façade, lift and garage waterproofing arrive together. Knowing which of the three has already been done changes the arithmetic entirely.

Have the title checked properly
Your lawyer takes the nota simple, confirms ownership and charges, and matches the registered description against the Catastro and against what you actually walked through. Enclosed terraces and merged units are common on this coast and are cheap to regularise before completion and expensive afterwards, particularly where a mooring or a storage unit is involved.

Reserve, then contract on conditions
A reservation takes the property off the market; the contrato de arras that follows sets the price, the date and the consequences of withdrawal. Make the community's position a written condition: no undeclared derrama, accounts up to date, and the works history as described. On this strip that clause is worth more than any decorative allowance you might negotiate.

Complete and set the running costs
After the escritura, put the IBI, the refuse charge, the community fee and the utilities into your own name and set them to pay automatically, since a seafront flat used seasonally is exactly where an unpaid bill goes unnoticed. Municipal matters for the whole strip are handled by the Ayuntamiento de Benalmádena, whose administrative centre is inland rather than on the promenade.
ITP applies to a resale and IVA plus AJD to a new-build purchase, and Paula's lawyer confirms the rates in writing rather than a page quoting them. Notary, registry, lawyer and NIE sit on top. What is specific to this strip is the community line: a first-line tower maintains a façade exposed to salt air, and a Puerto Marina community maintains structures standing in water. Both sit materially above a plain block set back from the shore, and both are structural rather than negotiable. Ask for the last three years of accounts before you decide what a flat here really costs to hold.

Can a block in front of mine ever be built higher?

That is a planning question with a documented answer, and on this strip it is worth paying for. Your lawyer can establish what the municipal planning regime permits on the specific plot in front of you, which is a very different exercise from asking the seller. Existing buildings rarely grow, but plots holding low structures, car parks or older single-storey premises are where the risk sits. Buy the sightline you have verified, not the one you were shown at sunset.

What extra checks does a Puerto Marina flat need?

Three that a normal block does not. First, the exact extent of the community's responsibility for the quays and the structures the buildings stand on. Second, the reserve fund measured against that responsibility rather than against a garden and a lift. Third, whether a mooring is attached to the property, separately owned or merely rented, because all three exist there and only one transfers automatically with the flat. Get each of the three in writing before the arras.

Is a first-line tower a mistake at this age?

Not in itself, and often the opposite. The buildings closest to the water were laid out when space was cheap, so the flats are frequently larger and better proportioned than anything built since, and their position cannot be reproduced. What they carry is a maintenance cycle: façades in salt air, lifts of a certain generation, garages that need waterproofing. Buy one with the works done and documented, or buy one with the works costed and priced in. Buy neither blind.
