Two buyers want two different listings, and most sellers here end up writing for one of them by accident. The summer buyer reads for the shore: which of the five strands you sit above, how far the sand really is on foot, whether the terrace still has sun at eight in the evening. The resident family reads for the ordinary things — a parking space that exists in August, a lift, a shop you can walk to, and where the children would actually go to school. A home in Casares Costa usually answers both, but a listing photographed only in July answers one. Decide which of the two your street and your floor genuinely suit, and write for that reader.
The second problem is the name at the top of the listing. Very few buyers search this coast by municipality; they search for Estepona, for Manilva, or for the urbanisation somebody mentioned to them — Marina de Casares Norte, Casares del Sol, the names the ayuntamiento itself uses when it runs street lighting along them. A seller who leads with the municipal name alone drops out of the searches that would otherwise have found the property. Lead with the urbanisation, give the municipality second, and say plainly which neighbour lies on each side. Being precise about where you are costs nothing here; being vague about it is what makes a buyer's lawyer slow down.
Who buys in Casares Costa, and what they weigh it against
The pool has shifted, and sellers who last bought here fifteen years ago tend not to know it. Casares Costa recorded 3,748 residents in 2022 and is now the largest of the municipality's three nuclei, ahead of the village on the rock and well ahead of El Secadero and its 1,283 people in the Guadiaro valley. That growth is not a holiday statistic. It is families on the padrón, and it shows up as pressure on school places long before it shows up in a listing portal.
Against that, the person viewing your home is almost certainly also viewing something in Estepona or in Manilva on the same trip. Those two municipalities set the frame, and your property is judged inside it: a little quieter, a little further from a town, and priced accordingly. What sells slowly here is the merely adequate mid-floor flat with a partial outlook, because a buyer finds its equivalent on either side of the boundary within an afternoon. What sells is the thing the neighbours cannot copy — the front row, the corner terrace, the ground floor with a gate onto the sand.

Decide which buyer you are for
Before the photographer arrives, settle whether this home suits the summer owner or the resident household. The answer usually comes from the floor, the parking and the walk to a shop rather than from the sea view. Your objective is to appear in a search somebody actually types, and almost nobody types the name of a mountain municipality when they mean a beach.

Reconcile the Catastro first
Compare the registered description with what is physically there. Glazed terraces, a roofed porch and a converted storeroom are common in schemes of this vintage and are exactly what stalls a completion once a buyer's lawyer opens the file. Regularising takes weeks of paperwork, so begin it while the property is being marketed rather than while a signed buyer waits.

Assemble the community file
Three years of accounts and minutes from the comunidad de propietarios, the certificate of no debt, and any levy already agreed but not yet raised. In coastal schemes the recurring items are pools, lifts, render on an exposed frontage and the garage ramp. A seller who volunteers that file before the first viewing is believed on everything else in the negotiation.

Your comparables sit in Estepona and Manilva, not in the rest of your own municipality. El Secadero, the third Casares nucleus, is an orange-growing settlement of 1,283 people in the Guadiaro valley and sells to an entirely different buyer. An agent who values your apartment against a village house or a valley finca is not valuing it against anything a buyer will actually consider.

Retention, plusvalía and handover
Specific to Casares
A non-resident seller has a retention against capital-gains tax withheld at completion and paid over by the buyer on Modelo 211; it is a mechanism, not an estimate, and your lawyer models it beforehand. Plusvalía municipal is settled with Casares, which means the village and not the coastal town whose shops you use. Arrange meter readings, the no-debt certificate and the keys for the same day.

Casares Costa sits at the lower end of its region's ladder, under Cancelada and Estepona old town and above Casares village, and a realistic asking price is set inside that band rather than against the coast as a whole. The costs that come off are mechanisms, not totals: the non-resident retention paid over on Modelo 211, plusvalía municipal settled with Casares, the lawyer, the agency and the energy certificate.
