Letting a house in Casares turns on two things the coast never worries about: whether a guest can reach the door with luggage, and whether the line holds. Start with the thing a guest checks before anything else. Through May 2025 the historic centre suffered continuous telephone and internet cuts, damaging residents and the self-employed alike, and the town hall acted outside its own competence: it commissioned a specialist firm to improve the line into the centre, said it would consider carrying the cost of the works itself, ordered an audit of telecommunications across the whole municipality, reported the suppliers to the Andalusian consumer office and weighed a collective claim. Read that as a warning and as a reassurance at the same time. Before you list a house here, test the connection yourself, on a weekday, in the room you will call the office.
Then decide which guest you are equipping for. Casares fills in bursts rather than in a season: the summer day-visitor tide, and the village's own dated events — Jornadas de Patrimonio running since 2006, Degusta Casares since 2015 — that put people here on specific weekends. Around those, the house is empty and cold at four hundred and thirty-five metres. The practical constraint on all of it is the last hundred metres: no vehicle reaches most doors, so arrival is a walk with a case up a stepped lane. Solve that once, in writing, with photographs, and you will lose fewer bookings than any amount of styling saves you.
The Casares year, and who decides whether you may let
The year here has no single high season. Summer brings a day-visitor tide, but a good part of it drives back down to the coast to sleep. Around that sit dated village events rather than a resort calendar: Jornadas de Patrimonio since 2006, Degusta Casares since 2015, and the summer opening of the Baños de la Hedionda, free but by booking. Winter is genuinely quiet and genuinely cold at this altitude. So the realistic pattern is short bursts, shoulder weekends, and a decision about whether to let long through the damp months instead of leaving the house shuttered.
Three separate permissions decide whether a house here may be let at all, and they belong to three different bodies. The Junta takes a declaración responsable and enters the home in its tourism register, after which the code has to appear wherever the house is advertised — the position as at 27 August 2026. National law adds a second layer: since 3 April 2025 an owner needs the community's express prior approval, and a three-fifths vote may limit or condition letting. That layer simply does not arise for a standalone village house belonging to no comunidad, and it bites hard on a divided building that has one. The third is the Ayuntamiento de Casares itself, whose position on your specific address has to be asked for in writing on the day you act. Then match the house to it: fewer, lighter furnishings, a luggage plan, and a key handover that works when nobody can drive to the door. Guests forgive a climb they were warned about and never forgive one they were not.

At four hundred and thirty-five metres the winter is real, and an unrestored lime-rendered house holds that cold. Heating that works, glazing that closes and a chimney that draws are the difference between a February booking and an empty month. Give the guest the village, not the coast

Write a house guide that is about Casares rather than about the Costa del Sol. Point people at the CultuAR augmented-reality guide the municipality launched in 2022, the walking above the village, the baths that need booking, and the weekends the village programmes for itself. A guest who came for a beach will leave disappointed; one who came for a white village and was told what to do in it will book again.

What do I tell guests to do in Casares in winter?

Give them a programme, because the village will not supply one by accident in February. The municipality put a CultuAR augmented-reality guide into visitors' hands in 2022, and the walking behind the village works best in the cold months. Point guests at the routes, at the events the village runs for itself — heritage days since 2006, the Degusta Casares food fair since 2015 — and at what is open in Estepona for the days they want a supermarket and a cinema. Winter here rewards a guest who was told what to do, and punishes one who was not.
