A Frigiliana sale is unusual in that most of your buyers have already decided. Nobody arrives in the village by accident: they came up the hill from Nerja on a holiday, walked the lanes, and then spent a year or two deciding to do something about it. That changes the job. You are not persuading anyone that a hill village beats a beach — that argument was settled before they contacted an agent — you are showing that this particular house is the one that works. So the material that actually sells a home here is practical material: where a car stops, how many steps follow, which rooms face February, and what the last owner spent on the roof.

The second difference is that there is very little to price against. Frigiliana sits below Nerja and above Torrox Costa on this coast, but that ordering describes villages and strips, not your particular staircase, and the municipality produces too few sales of genuinely similar houses to build a ladder from. A seller who lifts a number from a portal search is usually pricing against a house with a garage, or against one three lanes higher that nobody can drive to. Who buys in Frigiliana, and what slows a sale

The pool is small, international and specific. A little over a third of the municipal register is foreign, and the statistical service puts the United Kingdom first among those residents, which is why so many viewings are conducted in English and why a British buyer is often already renting in the village while looking. Spanish buyers are the other half of the story: families from Málaga and the coast below, and locals who buy within the village and rarely advertise. Dutch, Belgian and Scandinavian buyers arrive in smaller numbers and tend to be the most decisive, because they have usually walked the Sierra de Almijara side of the village several times before they ever open a listing.

What slows a sale is nearly always one of three things. A house no vehicle can reach removes most buyers over sixty and every buyer with a young family, which is a real narrowing rather than a marketing problem. A register that still describes two dwellings stalls a mortgage at exactly the wrong moment. And a price set against a portal rather than against a parallel leaves a house sitting long enough that agents stop showing it.     Assemble the file before the photographs

    Specific to Frigiliana

    Escritura, a current nota simple, the last IBI receipt, any works licence and the certificado de eficiencia energética. Under Real Decreto 390/2021 the certificate is required to sell and its label has to appear in the advertising, so it belongs at the start rather than at the notary. On an old house it also takes longer to obtain than owners expect.

    Photograph the walk, not around it

    Specific to Frigiliana

    If the house is reached on foot, show the route: the point where a car stops, the lane, the steps, the door. Hiding it produces viewings that end on the first landing and a reputation among local agents for wasting afternoons. Sellers who lead with the walk attract fewer enquiries and far better ones, and the buyer who comes anyway is a buyer who is going to complete.

    Price from parallels, not from portals

    Specific to Frigiliana

    Ask for the actual sales behind the asking prices, and for the specific reason each one is or is not a parallel to yours: access, number of levels, the state of the roof terrace, whether the register describes one dwelling or two. In a municipality this small the honest answer is sometimes that no true parallel exists, and a seller who is told that early prices better than one who is flattered.

    Time viewings around the coach hours

    Day visitors fill the lanes from mid-morning until late afternoon for much of the year. A viewing at noon in August shows a buyer the busiest version of your street; a viewing at eight in the evening shows the version they would actually live in. Show both, deliberately and in that order, rather than letting a buyer discover the first one alone a week after the arras.

    Arras, and the non-resident retention

    The contrato de arras fixes the price, the completion date and what happens if either party withdraws. If you are not tax resident in Spain, the buyer retains three per cent of the price at completion and pays it in against your capital-gains position on Modelo 211. Your lawyer should model that before you agree a figure, not explain it to you afterwards.

  6. Step 6

    Completion, plusvalía and the handover

    Specific to Frigiliana

    At the notary the escritura is signed, the retention is settled and the keys change hands. Plusvalía municipal is then settled with the Ayuntamiento de Frigiliana; since Real Decreto-ley 26/2021 there is an exemption where no increase in value has occurred and a choice between two ways of calculating the base. Close the supply contracts and the IBI standing order in the same week, not the following spring.

How will an old Frigiliana stone house rate on the energy label?

Nobody can promise a letter before the assessor has been, and thick stone walls behave better in summer and worse in winter than a modern calculation flatters. What matters commercially is the consequence: under Real Decreto 390/2021 a certificate rated G is valid for five years rather than ten, and the label has to appear in the advertising either way. Get it done early, and treat a poor rating as a fact to explain in the viewing rather than something to bury in the file.

How do I price when nothing comparable has sold here?

You price from the closest honest parallels and you say where the comparison breaks. In a municipality of this size a year can pass without a genuinely similar house changing hands, so the useful exercise is to list the four or five features that move a Frigiliana price — vehicle access, number of levels, the roof terrace and its outlook, the state of the register — and to place your house against each in turn. That produces a defensible figure. A portal average produces a house that sits.

Should I list before or after the Festival 3 Culturas?

Before, if the house is one whose street empties again afterwards, and after if it is not. The festival takes the village over on the last weekend of August and puts a large number of potential buyers inside the lanes at once, which is useful exposure and a poor viewing environment.
