    Attach the specification to the contract with the completion date, the treatment of delay and a written procedure for changes. Can I rebuild an old-quarter house behind its existing walls?

Sometimes, and the answer is the Ayuntamiento's rather than your builder's. The upper quarter is a dense fabric of party walls and stepped lanes, so what may be removed, what has to stay and what an elevation may look like are municipal questions to be answered in writing before a design is priced. Put the roof terrace, the openings and the materials into the same enquiry. A drawing produced before that answer is a hypothesis you have paid for.

How do materials reach a building site in the upper lanes?

On someone's back, in most cases. Much of the old quarter cannot be reached by any vehicle, so cement, timber, tiles and the removal of rubble are all carried from the nearest point a van can stop. That changes the programme and the price rather than the design, and it is the item most often missing from a first quotation. Ask for the carry to be costed as its own line, and walk the route yourself before you accept the figure.

Will a newly built house here appeal to the village buyer?

To a different one, and that is worth knowing before you start. Buyers drawn to the old quarter want the old fabric: thick walls, stairs instead of a hallway, a roof terrace over the lanes. A new house does not answer that want and should not try.
